How the rental year runs here

A Market With Its Own Calendar

Palm Beach County’s rental market runs on its own calendar. Most winter leases cover January through April, and many owners commit their homes for the season in late summer, so the earlier you start, the more you have to choose from.

Rents vary widely by town, by the water and by the season, from condos and golf-community homes to oceanfront houses on Palm Beach and Jupiter Island. The search below shows what is asking today; for the homes you like, I pull current leased comparables from the MLS.

I work with tenants looking for the right home and with owners leasing theirs, for a season or for the year.

Seasonal Rentals

Before you sign

How Seasonal Leases Work Here

Start early

The best furnished homes are often committed by early fall. An MLS alert for your dates and budget shows you new rentals the day they list.

Minimums and approvals

Many condominiums require a minimum term, limit leases per year, or ask tenants to apply to the association. I check the rules before you choose.

Money and paperwork

Seasonal leases often ask for much of the rent before arrival, plus a security deposit. I go through when rent is due, utilities and cleaning terms with you.

Clubs and pets

Club access for tenants depends on the club, and pet rules depend on the owner and the building. Both are confirmed in writing before you sign.

By the year

Annual Luxury Leases

Furnished and unfurnished homes leased by the year, whether you are relocating, building, or want time in an area before you buy.

For property owners

Leasing Your Home

Own a home in Palm Beach County you are not using all year? A seasonal or annual lease can help cover the cost of carrying it.

Seasonal Income

I price your lease against current leased comparables in the MLS, then handle the marketing, the applications and the lease negotiation.

Screened Applicants

Every applicant goes through the same written criteria you approve in advance, such as income or assets, rental history and references, applied the same way to everyone under fair housing law.

Douglas Elliman Reach

Your rental goes into the MLS and is marketed through Douglas Elliman’s network, including its international partnership with Knight Frank.

Questions

Seasonal and Annual Rentals, Answered

How much do seasonal rentals cost in Palm Beach County?

It depends on the town, the size, the water and the months. The search above shows what is asking now, priced by the month. For the homes you like, I pull leased comparables from the MLS so you know what similar homes actually rented for. Most seasonal leases cover January through April, though some run October through May.

When should I start looking for a seasonal rental?

Early. Many owners commit their homes for the winter in August and September, so by November or December there is less to choose from. I set an MLS alert for your dates and budget so you see new rentals the day they list.

Is every rental in the search open for my dates?

Not always. A home can be committed for part of the season and still show as active, and some owners only lease for the full season. Send me your dates and I check each home with the listing agent before you plan around it.

What taxes apply to a seasonal rental?

Leases of six months or less are taxable in Florida: state sales tax plus Palm Beach County’s 6% tourist development tax, on the rent and on many fees. A lease longer than six months under a written agreement can be exempt. The lease should say who collects and remits it.

Can I rent a home in Palm Beach on Airbnb?

Not on the island itself. The Town of Palm Beach prohibits rentals shorter than 30 days. Many condominium and homeowner associations across the county set their own minimums, often 30 days, 90 days or a year, and some limit how many times a unit can be leased each year. I check the building’s rules before you fall for a home.

What is included in a furnished seasonal rental?

Usually furniture, linens and kitchenware. Many include pool and lawn care, pest control and Wi-Fi, and some include weekly housekeeping. Utilities are sometimes included in the rent and sometimes capped. I get all of it in the lease up front so there are no surprises.

I am relocating to Palm Beach County. Should I rent first?

Often, yes. The county covers more than 2,000 square miles, and Jupiter feels nothing like West Palm Beach, which feels nothing like the island of Palm Beach. A season or a year lets you learn the drive, try a few communities and buy with confidence. See Moving to South Florida for the rest of the move.

What about spring training rentals?

Roger Dean Chevrolet Stadium in Jupiter hosts the Cardinals and the Marlins for spring training in February and March, and demand for furnished rentals nearby rises with it. If you own near the stadium or in Abacoa, that window is worth planning for.
