This policy explains what information Monika Phillips, a Florida licensed real estate sales associate with Douglas Elliman Real Estate, and her team (“we,” “us,” “our”) collect through monikaphillips.com, how we use it, who we share it with, and the choices you have. You can make any privacy request on our Your Privacy Choices page.
Information We Collect
Information you give us. When you fill out a contact, showing, valuation or alert form, chat with us on the site, or email, call or text us, we receive what you send: usually your name, email, phone number, mailing address, the property or area you are interested in, and your message.
Information collected automatically. Cookies and similar tools record your IP address, device and browser type, the pages you visit, how you arrived at the site, and the date and time of your visit.
Property search. Listing search is provided by IDX Broker. If you create a search account or save a search there, IDX Broker collects the details you enter and shares them with us so we can follow up.
Information from others. In a transaction we may receive information about you from Douglas Elliman, the multiple listing service, public property records, and other parties to the deal, such as the other agent, the title company or your lender.
How We Use Your Information
- To answer your questions and arrange what you ask for, such as a private tour or a valuation
- To send listings, market updates and other messages you asked to receive
- To represent you in a real estate transaction and keep the records Florida requires
- To understand how the site is used and improve it
- To show our ads to past visitors on other sites, unless you opt out
- To comply with the law and protect our rights
Cookies, Analytics and Advertising
We use Google Analytics 4 (through Google Tag Manager) to measure site traffic. We use AdRoll and the Meta (Facebook and Instagram) Pixel to show our ads to people who visited the site. These tools set cookies and may collect your IP address, device information and the pages you viewed.
You can say no to advertising cookies any time on Your Privacy Choices, linked at the bottom of every page. If your browser sends a Global Privacy Control (GPC) signal, we treat it as an opt-out and do not load the advertising tools on that browser. We do not respond to “Do Not Track” signals, which have no agreed standard.
You can also opt out with the providers directly: Google Ads Settings, your Meta ad preferences in Facebook or Instagram, the Network Advertising Initiative and the Digital Advertising Alliance. Google Analytics offers a browser add-on to opt out of analytics.
Website Chat
The chat window on this site is provided by HighLevel, our customer messaging platform. Chat messages, and any files you attach, are recorded and stored by us and HighLevel so we can answer you and follow up by chat, email or text. A notice in the chat window says this before you send your first message; by sending a message you agree to it. If you prefer not to use chat, call or email us instead.
Information Sharing
We do not sell your personal information for money. We share it only:
- With Douglas Elliman Real Estate, our brokerage, as our brokerage agreement requires
- With service providers that run parts of our business for us: HighLevel (forms, chat, email, text messages and contact records), Google (analytics), AdRoll and Meta (advertising), IDX Broker (property search) and our website host. They may use it only to provide their service to us.
- With parties to a real estate transaction you start, such as the other agent, title company, lender, inspector or attorney
- When the law requires it, or to protect our rights or someone’s safety
Some state privacy laws treat advertising cookies like ours as a “sale” or “sharing” of personal information. You can opt out on Your Privacy Choices.
SMS / Text Messaging Communications
When you provide your mobile phone number through any form, property search or booking calendar on our website and check the consent box, you are opting in to receive text messages from Monika Phillips, a licensed real estate Sales Associate with Douglas Elliman Real Estate.
Types of messages you may receive:
- Transactional messages: appointment confirmations, showing reminders, and real estate transaction status updates.
- Marketing messages (only if you tick the consent box): new listing alerts, open house invitations, and market updates for Jupiter, Palm Beach, and surrounding Florida markets.
Message frequency varies based on your activity and interest level. Message and data rates may apply depending on your mobile carrier plan.

SMS consent is collected separately from other communications and is never a condition of purchasing any service or submitting a contact form. You may submit our contact form without opting in to SMS.
No Sharing of SMS Opt-In Information
No mobile information will be shared with third parties or affiliates for marketing or promotional purposes. Information sharing to subcontractors in support services, such as customer service, is permitted. All other use case categories exclude text messaging originator opt-in data and consent; this information will not be shared with any third parties.
Mobile phone numbers and SMS consent information collected through our website are never shared, sold, or rented to third parties or affiliates for marketing or promotional purposes. Phone numbers may only be shared with third-party service providers (such as our SMS messaging platform) strictly for the purpose of delivering the messages you have requested, and those providers are contractually prohibited from using your information for any other purpose.
Every marketing email we send includes an unsubscribe link. Unsubscribe requests are honored within 10 business days. We may still email you about a transaction you are part of.
Your Choices and Rights
You can ask us to tell you what personal information we have about you, correct it, delete it, or stop using it for marketing or advertising. Use the request form on Your Privacy Choices, email moniphillips1@gmail.com, or call 561-768-3331. We apply opt-outs within 10 business days and answer other requests within 45 days. We may ask you to confirm a request from the email address we have on file. You will not be treated differently for making a request.
State privacy laws such as the California Consumer Privacy Act and Florida’s Digital Bill of Rights apply to much larger businesses than ours. We honor these requests anyway, wherever you live.
Data Security
We use reasonable safeguards to protect your information. No method of storing or sending information online is completely secure, so we cannot guarantee it.
Children’s Privacy
This site is meant for adults and is not directed to children under 13. We do not knowingly collect information from children under 13, and we delete it if we learn we have.
Data Retention
We keep personal information only as long as we need it for the purposes above. Florida requires real estate brokerages to keep transaction records for at least five years, so records tied to a pending or closed transaction are kept at least that long. After that we delete or de-identify them.
Visitors Outside the United States
This site is run in the United States. If you visit from another country, your information is processed and stored in the United States, where privacy laws may differ from yours.
Changes to This Policy
We update this policy when our practices change. The date at the top shows the latest version. If a change is significant, we will say so on the site.
