Overview
A River Town With an Inlet
Stuart is the seat of Martin County, on the St. Lucie River where its North and South Forks meet and the river runs east to the Indian River Lagoon and the St. Lucie Inlet.
Downtown sits on the south bank of the river, with the shops and restaurants of Osceola Street and Flagler Avenue, the Lyric Theatre and a boardwalk along the water. North across the Roosevelt Bridge are North River Shores and the river neighborhoods; east across the causeways are Sewall’s Point, which is its own town, and Hutchinson Island, with the beach, the Elliott Museum, the condominiums of Indian River Plantation and, at the southern tip, Sailfish Point. South of town, toward Port Salerno and the Manatee Pocket, are the club communities, Mariner Sands, Willoughby and Miles Grant among them, and newer neighborhoods such as Banyan Bay and Tres Belle.
One thing to know early: a Stuart mailing address does not mean the City of Stuart. The city itself is small, and most of the communities on this page, all of Hutchinson Island included, are in unincorporated Martin County. The difference shows up in the tax bill, the permits and which rules apply, and we confirm it parcel by parcel.
What we watch for buyers here: the association and club documents, the flood zone and elevation street by street, seawall and dock condition, the bridges between a dock and the inlet, and the condition and reserves of the older island condominium buildings. The community guides cover those one community at a time.

History
A Short History of Stuart
Stuart grew up around the river, the inlet and the railroad. The waterways that drew the first settlers still shape where its neighborhoods are and how they are built.
- 1844
The first recorded opening of the St. Lucie Inlet, cut by settlers who came under the Armed Occupation Act. It has been dredged and reshaped many times since.
- 1870
Settlement began along the St. Lucie River, on the land that became Stuart.
- 1876
The House of Refuge at Gilbert’s Bar was built on Hutchinson Island to shelter shipwrecked sailors; its first keeper was appointed on December 1, 1876.
- 1890s
The settlement was called Potsdam from 1893, then renamed Stuart in the mid-1890s for Homer Hine Stuart Jr., who owned land here.
- 1914
Stuart was incorporated.
- 1925
Martin County was created, with Stuart as its county seat, and the city received its charter.
- 1937
The Okeechobee Waterway was completed, joining the St. Lucie River to Lake Okeechobee through the St. Lucie Canal, built from 1916 to 1924, and on to the Gulf.
- 1961
Harmon Elliott built the Elliott Museum on Hutchinson Island and gave it to the Historical Society; a new 48,000-square-foot museum opened in 2013.
- 1996
The high-level US 1 Roosevelt Bridge was completed over the St. Lucie River, beside the drawbridges of 1934 and 1964.

Moving Here From Out of State?
Our relocation guides start with the place you know. Each one pairs the neighborhoods you love back home with the towns here that feel the same, side by side, with what to see and where to start looking.

Your Next Chapter Starts With a Conversation
Every move starts a new chapter: a first home, more room, a place on the water, a winter home that becomes year-round. That deserves more than a search bar.
So we start with a conversation. What should the next few years look like? What can you not give up? I listen, then shape the search around your answers, so you only see places that fit and know what each one costs to own.
From there, my team and I handle the details: visits around your schedule, documents read before you ask, questions answered the same day.
“From start to finish, Monika was on top of every detail… I would use Monika again in a heartbeat!”
“Monika made the process not only easy for us, but enjoyable and stress free.”
“Monika sold the house in 1 day! What else can you ask for! Premium service in every way.”
“We were from out of state and only had 2 days to look at homes. Monika was able to orient us to the area very quickly.”
“She was excellent with follow through and proved to be absolutely knowledgeable and efficient.”
“It’s a pleasure to work with her and I know I can count on her to answer all my questions and concerns.”
Questions
Questions Buyers Ask About Stuart
Is a Stuart address inside the City of Stuart?
Often not. The City of Stuart covers downtown and the neighborhoods around it, including River House, Harborage, Kingswood, Vista Pines, Towne Park and The Preserve at Avonlea. All of Hutchinson Island, including Sailfish Point and Indian River Plantation, is unincorporated Martin County, and so are Mariner Sands, Willoughby, Miles Grant, Monterey and North River Shores. Sewall’s Point is its own town, and Palm City is unincorporated county. The jurisdiction sets the tax rate and the permit office, so we confirm it for the parcel.
What does a home in Stuart cost?
In the 12 months through October 2026, the median home in the City of Stuart MLS area sold for $405,000, about $253 per square foot, across 1,140 sales. The middle 80% sold between $140,000 and $915,000: inland condominiums at the entry point, established neighborhoods and newer communities in the middle, and river estates and Sailfish Point at the top. The live listings on this page show current asking prices.
How tall can buildings be in Stuart and Martin County?
Martin County’s Comprehensive Plan caps buildings at four stories and 40 feet, except as its land development rules provide. Inside the City of Stuart, the Urban Code sets three stories and 35 feet in the Urban Center, with a fourth story up to 45 feet when enough of the building is residential or hotel, and no four-story buildings in the Old Downtown District. That is why there are no high-rise towers here; the island condominiums are low and mid-rise.
What are the Lake Okeechobee discharges?
The St. Lucie Canal (C-44) connects Lake Okeechobee to the South Fork of the St. Lucie River. When the lake is high, the U.S. Army Corps of Engineers releases lake water through the St. Lucie Lock (S-80), and large releases lower the salinity of the estuary. The Corps’ C-44 project adds a 3,400-acre reservoir and 6,300 acres of treatment wetlands to hold and clean local runoff. Release schedules are public, and we show buyers the history for the stretch of river they are looking at.
Can I keep a boat in Stuart?
Yes. Homes on the river, its forks and the Manatee Pocket have private docks, Sailfish Point and Harborage have marinas, and the St. Lucie Inlet is the way out to the ocean. The Army Corps dredges the inlet about every three years and the channel shifts between projects. Upriver docks pass the Roosevelt bridges, so we check bridge clearance against your boat. From Stuart the Okeechobee Waterway runs west across the state to the Gulf.
What should I know about flood insurance in Stuart?
Flood zones change from street to street, on Hutchinson Island and along the river most of all. We get the flood zone and an elevation certificate for the address and request wind and flood quotes during the inspection period, so the carrying cost is known before you close.
Can I rent out a home or condo in Stuart?
Rental rules are set by each community’s documents: the minimum lease, how many leases a year and whether the association approves tenants. Occupancy and age rules are set by each community’s recorded documents, and we confirm them for the specific home. We read the declaration before you count on rental income.
How far is Stuart from the airport?
Witham Field, Martin County’s general aviation airport, is about a mile from downtown. President Donald J. Trump International Airport (DJT) is about 45 minutes south on I-95 or the Turnpike, and Fort Lauderdale about 90 minutes depending on traffic.
