Overview
An Island Town Between the Lake and the Ocean
Palm Beach is a barrier island town, with the Atlantic on one side and the Lake Worth Lagoon and West Palm Beach on the other, joined to the mainland by three bridges.
In town, the streets between the Flagler Memorial and Royal Park bridges hold Worth Avenue, Royal Poinciana Way, the Lake Trail along the lagoon and a mix of houses and low condominium buildings on Bradley Place, Australian Avenue, Sunrise Avenue and Cocoanut Row. South of Southern Boulevard, South Ocean Boulevard runs between the ocean and the lake, and most of the island’s condominium buildings line it, from Sloan’s Curve south. In the Lake Worth Lagoon, Everglades Island and Ibis Isle are streets of houses on islands of their own.
The market is mostly condominiums by count, with single-family houses on the streets in town and on the lake islands. Older buildings and older houses are the norm, so inspection records, reserves and what the Town allows you to change matter as much as the view.
What we watch for buyers here: whether a building is a condominium or a co-op, the board approval process and lease rules, the milestone inspection and reserve study for the building, the flood zone and elevation, and for houses, the Town’s Architectural Commission and Landmarks rules before you plan any renovation. The community guides cover those one building at a time.

Buyers and agents split the island into four areas. The lines are common usage, not Town boundaries: the North End above Wells Road, In-Town from Worth Avenue to Wells Road, the Estate Section from Worth Avenue south to Sloan’s Curve, and the South End condominium corridor below it. Each area guide links every building and neighborhood guide inside it.
Buildings in the north and middle of the island, within walking distance of Worth Avenue, Royal Poinciana Way or the Lake Trail. Many date from the 1950s to the 1980s; co-op or condominium, board approval and lease rules differ building by building, and each guide covers them.
Buildings along South Ocean Boulevard south of Southern Boulevard, some on the ocean and some on the lake. Reserves, inspections, insurance and lease rules matter as much as the view; each guide covers them.

Short-Term Rentals in Palm Beach
Many of our buyers rent here before they buy. A month or a season in a furnished home is the easiest way to learn Palm Beach: the drive, the beach, the club, the quiet weeks in summer. When the right home comes up, you are already here to see it.
Leases of six months or less carry Florida sales tax and the county tourist development tax. For winter homes priced from $10,000 a month, see Luxury Rentals.
- Furnished, by the monthHomes and condos with the rent quoted monthly, from a single month to a full winter season.
- The rules come firstThe town, the association and the building each set a minimum lease, and some allow only a few leases a year. We read them with you before you commit, so the rental you love is one you can actually take.
- Rent where you might buyTell us the neighborhoods on your list and we will look for rentals inside them, so your stay doubles as your search.

History
A Short History of Palm Beach
Palm Beach grew from a pioneer settlement on the lake into a resort town in a single generation. The railroad, the hotels and the bridges set the shape of the island, and the Town still guards it today.
- 1878
The ship Providencia wrecked on the beach in January with a cargo of coconuts. Settlers planted them, and the palms gave the island its name.
- 1880
The Coconut Grove House opened as the island’s first hotel for visitors.
- 1894
Henry Flagler’s Royal Poinciana Hotel opened on the lake, and the pioneer era came to an end.
- 1896
The Florida East Coast Railway reached Palm Beach, and Flagler opened the Palm Beach Inn on the ocean. It was renamed The Breakers in 1901.
- 1902
Whitehall, Flagler’s house on the lake, was completed. It is now the Flagler Museum.
- 1911
The Town of Palm Beach was incorporated on April 17, 1911, and the first Royal Park Bridge opened that year.
- 1925
Fire destroyed The Breakers in March, and the stone building that stands today replaced it. Palm Beach Town Hall opened the same year.
- 1936
The Society of the Four Arts was founded.
- 1938
The first Flagler Memorial Bridge opened at the north end of town.

Your Next Chapter Starts With a Conversation
Every move starts a new chapter: a first home, more room, a place on the water, a winter home that becomes year-round. That deserves more than a search bar.
So we start with a conversation. What should the next few years look like? What can you not give up? I listen, then shape the search around your answers, so you only see places that fit and know what each one costs to own.
From there, my team and I handle the details: visits around your schedule, documents read before you ask, questions answered the same day.
“From start to finish, Monika was on top of every detail… I would use Monika again in a heartbeat!”
“Monika made the process not only easy for us, but enjoyable and stress free.”
“Monika sold the house in 1 day! What else can you ask for! Premium service in every way.”
“We were from out of state and only had 2 days to look at homes. Monika was able to orient us to the area very quickly.”
“She was excellent with follow through and proved to be absolutely knowledgeable and efficient.”
“It’s a pleasure to work with her and I know I can count on her to answer all my questions and concerns.”
Questions
Questions Buyers Ask About Palm Beach
What does a home in Palm Beach cost?
In the 12 months through October 2026, the median Palm Beach home sold for $2,498,000, about $1,389 per square foot, across 388 sales. The middle 80% sold between $420,000 and $16,150,000: older condominiums at the entry point, and houses in town and on the water at the top. The live listings on this page show current asking prices.
What is ARCOM, and does it affect my renovation?
ARCOM is the Town of Palm Beach Architectural Commission. It reviews new construction, landscaping and changes to existing buildings that can be seen from a public street, so exterior work on a house or a building usually goes through it. We look at what you plan to change, so the review is part of the timeline from the start.
What if the house is a landmark?
The Town’s Landmarks Preservation Commission recommends landmark designations, which the Town Council ratifies, and reviews changes to landmarked properties through a Certificate of Appropriateness. The Town also runs a tax abatement program for landmarks. We check the Town’s historic resources map for any address.
Should I buy a condo or a house in Palm Beach?
Most Palm Beach listings are condominiums and co-ops, in town and along South Ocean Boulevard; houses are on the streets in town and on the lake islands. A condo trades maintenance for board rules and an association budget; a house trades that for ARCOM review and your own insurance. We lay out both for the same budget so you can compare.
What is the difference between a condo and a co-op here?
In a condominium you own your unit by deed. In a co-operative you own shares and a lease, and the board approves purchasers and may limit financing. Some Palm Beach buildings are co-ops, and we tell you which before we tour.
Can I rent out my Palm Beach condo by the season?
Palm Beach rents mostly by the season. The Town’s code limits short-term rentals in its residential districts, and each building sets its own minimum lease, how many leases a year it allows and whether the board approves tenants. We read the Town rule and the declaration together before you count on rental income.
What should I know about flood insurance in Palm Beach?
Flood zones change from street to street on the island, between the ocean side and the lake side. We get the flood zone and an elevation certificate for the address and request wind and flood quotes during the inspection period, so the carrying cost is known before you close.
Is every 33480 address in the Town of Palm Beach?
Not always. 33480 is the island’s zip code, but the Town ends on South Ocean Boulevard at about the 3500 block: on the 2025 county roll the buildings from about 3500 South Ocean south are in the Town of South Palm Beach, and some beyond it are in Lantana or Manalapan, which changes the taxes, the permits and the rules. We confirm the municipality on the tax record for any address.
