Sun and Surf, Palm Beach

Two seven-story oceanfront condominium buildings from 1977 at 100 and 130 Sunrise Avenue, Palm Beach 33480, 136 residences between them, each building with its own pool, a 24-hour doorman, valet and direct beach access, and monthly fees that current listings put at a median of $3,604.

I tell you which of the two buildings a card is in, read that building’s budget and rules, and bring the recent closings so your offer starts from what has closed and not from the ask.

What it is

What Sun and Surf is

Sun and Surf is the pair of oceanfront buildings on Sunrise Avenue at the north end of in-town Palm Beach, a few blocks from Royal Poinciana Way and the Flagler bridge. The address is 100 Sunrise for one building and 130 Sunrise for the other, and the MLS files them under one subdivision name, which is why unit numbers like 2010 and 6090 appear next to 223 and 520. brokerage and the listings give 1977 as the year built, seven stories and 136 residences; a brokerage page describes the original six-acre complex that the architect Eugene Lawrence designed and Arnold Construction built in the late 1960s with 240 units, restaurants, a salon and a spa. I read the 1977 date as the buildings standing today and the 240 as the earlier project, and I confirm both with the appraiser before anything is written.

The residences run from one-bedrooms near 1,100 to 1,200 square feet through two-bedrooms of 1,360 to 1,680 to combined and penthouse plans of 2,000 to 3,300. The live market table below shows what each plan has closed at over the last twelve months.

The buildings run full service: a 24-hour doorman, valet, concierge, a fitness center, a club room, a spa, a salon and a restaurant on the brokerage page, pool attendants at each building’s pool, cabanas, and direct access to the beach behind. The fee pays for that, and the fee is where I start.

Fees and rules

The fee, the pet question and what two buildings mean for the documents

The fee is a real number and it is explained. Fees run about $3,604 a month at the median of current listings, and most fall in the range of $33 to $5,847. What the fee covers, per a 2026 listing: common areas, cable, the central air system, building insurance, grounds and structure maintenance, pest control, sewer, trash and water, and a listing site adds hot water and internet. Air conditioning in the fee is unusual and worth understanding before you compare this building to one that bills it separately, and the insurance share on a 1977 oceanfront building is the line I read first across two years of budgets.

Pets are where the sources split. One brokerage profile says no pets, the May 2026 sold listing says not allowed, and a listing site’s own summary says no, while several individual listings at both addresses say pets are permitted with restrictions and one says one pet. Either the rule differs between the two buildings or some listings are wrong, so I read the recorded rules and any amendment for the specific building and put the question to management in writing.

Leasing terms are not published anywhere I could read, which is itself information. Residences here do come up for rent, so leasing happens and the numbers are seasonal. The minimum term, how many leases a year, whether a new owner must wait, and the approval steps all live in the declaration, and the Town’s position on short-term rentals in residential districts sits on top of whatever the building allows. I read both before you buy with a season of income in mind.

Then the two-building question. One subdivision name in the MLS does not mean one set of documents, and the first thing I establish is whether 100 and 130 share an association and a budget or run separately, because that decides whose reserve study you are reading. Either way the buildings are 49 years old and on the sand, inside Florida’s milestone inspection and structural integrity reserve study rules, and the Phase 1 report, any Phase 2, the study and the reserve balance against it are my first request.

For the specific home

What I check before you buy in Sun and Surf

Two buildings, one name, a 1977 frame on the beach. I settle these.

  • Whether 100 and 130 Sunrise share an association and budget or run separately, and which documents govern your unit.
  • The current budget, what the fee includes for the exact unit, whether central air is in it, and the last two years of assessments.
  • Milestone inspection reports and the structural integrity reserve study, with the reserve balance against the funding schedule.
  • The leasing article as recorded: minimum term, frequency, waiting period, approval and fees, and how many units are leased today.
  • The pet rule as recorded, since the sources contradict each other across the two buildings.
  • Insurance in force and the wind deductible on owners, cabana, garage and valet arrangements, and the estoppel reconciled to closing.
