Overview
A Barrier Island Town Between Two Inlets
Jupiter Island is a town of 804 people (2020 Census) on the barrier island between the Atlantic and the Intracoastal in southern Martin County, with Hobe Sound on the mainland across the water.
Most of the town is single-family homes along Beach Road (County Road 707), on lots that face the ocean or the Intracoastal. The Jupiter Island Club sits near the middle of the island. The north end holds the island tract of the Nathaniel P. Reed Hobe Sound National Wildlife Refuge, and to the south is The Nature Conservancy’s Blowing Rocks Preserve, so much of the shoreline is protected land.
The island is reached by the Bridge Road drawbridge from Hobe Sound at the north end and by Beach Road from the south. Across the Intracoastal, Hobe Sound is unincorporated Martin County, with its own club communities and the shops and services island owners use day to day.
The market here is small and sales are few in any year, so one sale can move the town’s numbers. We price an island home against recent sales of comparable lots on the same side of the island, not against a town average. The live numbers below update through the day.
What we watch for buyers here: whether a lot is on the ocean or the Intracoastal, the state Coastal Construction Control Line on ocean parcels, the Town’s permit and design review steps for any renovation or rebuild, dock permits and depth on the Intracoastal side, and the flood zone and elevation for the address.

Jupiter Island Neighborhood Guides
Jupiter Island is a small town and almost every home here is recorded under the one name, Jupiter Island, so the island reads best by stretch of Beach Road: the north end by Hobe Sound Beach and the refuge, the middle around the club and Gomez Road, and the south end past Blowing Rocks to the county line. The club has its own guide.
The communities buyers ask about most, starting with the big ones that have their own neighborhood guides inside.

Short-Term Rentals in Jupiter Island
Many of our buyers rent here before they buy. A month or a season in a furnished home is the easiest way to learn Jupiter Island: the drive, the beach, the club, the quiet weeks in summer. When the right home comes up, you are already here to see it.
Leases of six months or less carry Florida sales tax and the county tourist development tax. For winter homes priced from $10,000 a month, see Luxury Rentals.

Beaches and the water
Jupiter Island Beaches
Jupiter Island has about nine miles of ocean frontage. Public beach entry is at three places: Martin County’s guarded Hobe Sound Beach at the east end of Bridge Road, the Hobe Sound National Wildlife Refuge beach north of it, and Blowing Rocks Preserve near the south end. The Town Code fixes those three as the island’s beach access points and allows no new ones. From March through October the beach is a sea turtle nesting area, and lights visible from the beach go off or are shielded after 9:30 p.m.

History
A Short History of Jupiter Island
Jupiter Island was a Spanish land grant, a pineapple venture and a winter resort before it became a town. The club, the preserves and the beach program that shape it today date from the 1930s to the 1980s.
- 1696
The ship Reformation wrecked off Jupiter Island in September 1696. Jonathan Dickinson’s account of the wreck and the journey north to St. Augustine is one of the earliest English records of this coast.
- 1815
Spain granted Eusebio Gomez about 12,000 acres here, known as the Gomez Grant.
- 1892
A group of Englishmen bought the remaining 4,000 acres, Jupiter Island included, for a pineapple plantation. The freeze of 1895 ruined it.
- 1916
The Island Inn, a hotel with three cottages, opened on the island. A nine-hole golf course followed in 1922.
- 1934
Joseph V. Reed bought out the other owners of the Hobe Sound Company. The Reed family owned it until 1996.
- 1944
Joseph and Permelia Reed founded the Jupiter Island Residents Committee and The Island Club, with 75 residents at the time.
- 1953
The Town of Jupiter Island was incorporated.
- 1969
Island land became The Nature Conservancy’s Blowing Rocks Preserve, and the Hobe Sound National Wildlife Refuge was established.
- 1982
The Legislature created the Jupiter Island Beach Protection District on April 9, 1982, with the town’s boundaries, to fund protection of the beach from erosion and storms.

Buying or Selling in Jupiter Island
Buying
- Club terms in writing: whether the home has any tie to a club, and what the club itself requires, from the club and the title, not the listing
- Coastal Construction Control Line status on ocean parcels, and the state permits any rebuild or seawall work would need

- The lot’s zoning district: minimum size, the floor area it allows and the setbacks, before you plan an addition or a rebuild

- Dock and lift permits, depth at low tide, and the Hobe Sound drawbridge between the dock and either inlet
Selling

Your Next Chapter Starts With a Conversation
Every move starts a new chapter: a first home, more room, a place on the water, a winter home that becomes year-round. That deserves more than a search bar.
So we start with a conversation. What should the next few years look like? What can you not give up? I listen, then shape the search around your answers, so you only see places that fit and know what each one costs to own.
From there, my team and I handle the details: visits around your schedule, documents read before you ask, questions answered the same day.
“From start to finish, Monika was on top of every detail… I would use Monika again in a heartbeat!”
“Monika made the process not only easy for us, but enjoyable and stress free.”
“Monika sold the house in 1 day! What else can you ask for! Premium service in every way.”
“We were from out of state and only had 2 days to look at homes. Monika was able to orient us to the area very quickly.”
“She was excellent with follow through and proved to be absolutely knowledgeable and efficient.”
“It’s a pleasure to work with her and I know I can count on her to answer all my questions and concerns.”

Not by itself. The Jupiter Island Club, founded in 1944, is private and sets its own membership terms, which it does not publish. Owning a home and holding a membership are separate matters, so we ask the club and have the title read for any tie before you make an offer, and we never promise an outcome the club decides.
What are the rules for building or renovating on Jupiter Island?
The Town of Jupiter Island runs its own building department. A permit can involve zoning, drainage, engineering, design review, fire protection and floodplain review, and the Town has a Development Review Board. Construction hours are set by season; from November 1 to April 30 they are 8:30 a.m. to 5:30 p.m. on weekdays. Ocean parcels also sit under the state’s Coastal Construction Control Line, and work seaward of it needs a Florida DEP permit. Every residential district is single-family, one house per lot, two stories at most, with the main house capped at 10,000 square feet and a guest house at one-third of it. We get these answers for the address before you count on a plan.
How big a house can I build on Jupiter Island?
It depends on the lot’s zoning district. Minimum lots run from 12,500 square feet in the island core districts to one acre (B-40 and G-35) and two acres (A-80), and the floor area allowed grows with lot size: in the A-80 estate district, 17.25 percent of the first acre, 7 percent of the next three and 3.5 percent beyond four acres. Every district caps the main house at 10,000 square feet and two stories. We pull the district and run the numbers for the lot before you plan an addition or a rebuild.
Can I get to the beach on Jupiter Island?
Yes. Hobe Sound Beach, the Martin County beach at the end of Bridge Road, is guarded from 10 a.m. to 4:50 p.m., and on weekends and holidays the Town Hall lot next to it is open for beach parking. The Hobe Sound National Wildlife Refuge has 3.5 miles of beach on the island, and Blowing Rocks Preserve opens its shoreline to visitors when the preserve is open. The Town Code fixes these three as the island’s public beach access points. For a home on the Intracoastal side, we confirm what beach access, if any, comes with the property.
What is the Jupiter Island Beach Protection District?
A taxing district created by the Legislature on April 9, 1982, with the same boundaries as the town, to protect the beach and the land behind it from erosion and storm damage. It is funded by an erosion tax on all real property in the town, up to 10 mills, set each year and billed with Martin County taxes. We include it when we estimate what a home costs to carry.
Can I keep a boat on Jupiter Island?
Yes, on the Intracoastal side, where homes can have private docks. The Hobe Sound bridge at Bridge Road is a bascule bridge with 21 feet of clearance when closed, at Intracoastal mile 995.9, and the Beach Road bridge at the south end has 25 feet at mile 1004.1 (NOAA Coast Pilot); both open for taller boats. From there boats run north to the St. Lucie Inlet or south to the Jupiter Inlet. We check the dock permit, the depth at low tide and the bridge against your boat.
What should I know about flood insurance on Jupiter Island?
Flood zones and elevations change from lot to lot, between the ocean side and the Intracoastal side. We get the flood zone and an elevation certificate for the address and request wind and flood quotes during the inspection period, so the carrying cost is known before you close.
Is Hobe Sound the same as Jupiter Island?
No. The Town of Jupiter Island is its own municipality on the barrier island, incorporated in 1953. Hobe Sound is the unincorporated Martin County community on the mainland across the Intracoastal. Both use the 33455 zip code and Hobe Sound mailing addresses, but taxes, permits and rules differ, so we confirm which one an address is in.
