The Plan

How We Sell a Home

A listing needs a plan before it needs a sign. Every home my team and I take on gets its own, starting with a market and competition report that shows where your home stands against everything a buyer is comparing it to this week.

Price comes first, and it should. When the price matches the market on day one, the photography, the open houses and the online exposure all work harder, because the buyers who see the home are ready to act on it.

From the walkthrough to the closing table you have one point of contact: me. And after closing, I am still a phone call away.

Your Choice

Three Ways to Bring Your Home to Market

Not every seller wants the same launch. We choose together, and your choice goes in writing.

Option 1

Private Preview

Shown first to agents and buyers we know, before the home appears on any portal. The most privacy, with less reach.

Option 2

Coming Soon

Announced ahead of the launch date so interest builds while the photos and paperwork are finished.

Option 3

Full Launch

On the MLS, the portals and the Douglas Elliman website on day one, for the widest reach.

Any of the three can be shown by private appointment only, with no public open house. MLS rules apply to each option.

The Process

From Listing to Closing in Six Steps

What happens, and roughly when, once we decide to work together.

01Week 1

Walkthrough and Report

I walk through your home and study the sales and listings around it. You get a written report and a price range. The final price is always your decision.

02Weeks 1 to 2

Getting Ready

We agree on what is worth fixing before photos and what is not, then photography, video, floor plans and staging.

03Launch

Going Live

Your home goes live on the MLS and the Douglas Elliman website, with email, social and a printed brochure behind it.

04First weeks

Showings and Opens

Broker opens bring the agents, open houses bring buyers. You hear the feedback after every showing, and we adjust if the market tells us to.

05Offer

Negotiation

Each offer comes to you with price, terms, financing and timing side by side. We negotiate for the strongest overall offer, not just the highest number.

0630 to 45 days

Closing and After

We track inspections, appraisal and title so deadlines hold, and keep you posted the whole way. After closing I am still here.

Before the Photos

What Buyers Notice First

Most homes do not need a renovation to sell well. They need the right small things done before the photographer arrives, and nothing spent where a buyer will not pay it back.

This is the short list we go through together on the walkthrough. Condo and club owners get a second list: the association documents, estoppel and approval timeline a buyer will ask about, gathered early so they never slow a closing.

  • Fresh, neutral paint where walls are marked or dated
  • Every bulb working, warm and matched
  • Landscaping trimmed, mulched and the entry swept
  • Pool, screens and lanai clean and clear
  • Counters and closets cleared to half full
  • Small repairs done: faucets, doors, grout, trim
  • Recent permits, warranties and receipts in one folder
  • Condo or HOA documents and contacts ready to share

Seller Questions

Questions Sellers Ask Me First

What is my home worth right now?

The instant estimate at the top of this page is a starting point drawn from public records. The number you can price on comes from a walkthrough: condition, updates, view, lot and the homes a buyer will compare yours to this month. I put that in a written report at no cost.

How long does it take to sell a home?

It depends on price point, condition and season. A well-priced home can draw offers in its first few weeks; higher price points and very specific properties usually take longer. Once under contract, closing is typically 30 to 45 days with financing, sooner for cash.

When is the best time to list?

In South Florida, buyer activity usually builds from January through spring, when seasonal residents are in town. A good home sells in any month, and listing slightly ahead of the season puts you in front of the earliest buyers.

What does it cost to sell a home in Florida?

The main costs are the brokerage commission, Florida documentary stamp tax on the deed (70 cents per $100 of the price in every county except Miami-Dade), title and closing fees, prorated property taxes and any repairs or credits you agree to. Your title company prepares the exact figures before closing, and I give you an estimate with the report.

Who pays for title insurance when I sell?

It depends on the county. In Palm Beach and Martin counties the seller customarily pays for the buyer’s owner’s title policy and chooses the title company; in Miami-Dade and Broward the buyer usually does. It is a custom, not a law, so the purchase contract decides, and it can be negotiated.

Is the commission negotiable?

Yes. Commission is always negotiable and is set in writing in our listing agreement before anything goes on the market. We go through what is included, line by line, so you know exactly what you are paying for.

Should I make repairs or renovate before listing?

Usually small fixes and fresh paint pay off; full renovations rarely return their cost before a sale. We walk the house together and decide room by room, and you only spend where a buyer will notice it.

What do I have to disclose to a buyer?

Florida sellers must disclose known facts that materially affect the value of the home and are not readily visible to a buyer, and residential sales now include a flood disclosure. I give you the forms early, and your attorney can answer any legal question.

Can I sell while I am living in the home, or from out of state?

Yes to both. We set showing windows that work around your schedule. If you are away, my team and I handle access, vendors and updates, and closings can be signed remotely or by mail.

I am selling to buy another Florida home. Can I keep my tax savings?

If your current home has a homestead exemption, Florida’s Save Our Homes portability can move up to $500,000 of the accumulated assessment difference to your next Florida homestead, if you establish it in time. Your county property appraiser confirms the deadline and the amount.

Can I sell privately, without going on the open market?

Yes. A private or delayed launch can go first to agents and buyers we know before the home appears on the portals. It trades some reach for privacy, MLS rules apply, and we put your choice in writing.

General information, not legal or tax advice. Costs and customs vary by county and contract; your title company and tax adviser confirm the figures for your sale.

Run the Numbers

Estimate What You Walk Away With

Enter a price and your mortgage payoff for a rough net. Florida’s deed tax and the state-set title premium are figured in; everything else is yours to adjust.

From your lender’s payoff statement. Leave blank if the home is paid off.
Commission is negotiable and set in your listing agreement.
Customary for the seller in Palm Beach and Martin counties; in Miami-Dade and Broward the buyer usually pays. Your contract decides.
Prorated property taxes, HOA or condo items, repairs, credits to the buyer.
Sale price$0
Mortgage payoff$0
Commission$0
Deed doc stamps (70¢ per $100, outside Miami-Dade)$0
Owner’s title policy (state rate)$0
Other costs$0
Estimated net$0

An estimate, not a closing statement. The title policy uses the Florida promulgated rate and follows the box above; title settlement and lien search fees are not included. Your title company prepares the exact figures.
