Overview
A City on the Lagoon
West Palm Beach runs along the west shore of the Lake Worth Lagoon, the stretch of the Intracoastal between the city and the island of Palm Beach.
Downtown sits on the water: Clematis Street runs down to the waterfront park and the marina, CityPlace is a few blocks south, and the Kravis Center and the Brightline station are close by. Flagler Drive follows the lagoon north and south, lined with condominium towers and, further out, the historic districts: Old Northwood to the north, El Cid, Flamingo Park, Prospect Park and the SoSo neighborhoods to the south. West of I-95 the city gives way to planned communities, the golf clubs and the western subdivisions, many of them in unincorporated Palm Beach County with a West Palm Beach address.
That range makes the market one of the widest in the county. Older condominiums and western subdivisions are the entry point, houses in the historic districts and the club communities sit in the middle, and the newest towers on Flagler Drive are at the top, with more under construction.
What we watch for buyers here: a building’s milestone inspection and reserve study, insurance in the last two budgets, leasing rules, historic district review for exterior work, the flood zone street by street, and whether the address is in the city or the county. The community guides cover those one community at a time.

Short-Term Rentals in West Palm Beach
Many of our buyers rent here before they buy. A month or a season in a furnished home is the easiest way to learn West Palm Beach: the drive, the beach, the club, the quiet weeks in summer. When the right home comes up, you are already here to see it.
Leases of six months or less carry Florida sales tax and the county tourist development tax. For winter homes priced from $10,000 a month, see Luxury Rentals.
- Furnished, by the monthHomes and condos with the rent quoted monthly, from a single month to a full winter season.
- The rules come firstThe town, the association and the building each set a minimum lease, and some allow only a few leases a year. We read them with you before you commit, so the rental you love is one you can actually take.
- Rent where you might buyTell us the neighborhoods on your list and we will look for rentals inside them, so your stay doubles as your search.

History
A Short History of West Palm Beach
West Palm Beach began as Henry Flagler’s town across the lake from his Palm Beach hotels. The railroad, the boom and the bust, and the arts that came later shaped the neighborhoods buyers look at today.
- 1893
Henry Flagler platted the town on the west shore of Lake Worth to house the people who worked at his hotels on Palm Beach, buying the site from two settlers for a combined $45,000.
- 1894
West Palm Beach was incorporated on November 5, 1894.
- 1916
The neoclassical county courthouse opened downtown. Restored and reopened in 2008, it now houses the Richard and Pat Johnson Palm Beach County History Museum.
- 1928
The Okeechobee hurricane struck in September 1928 and caused heavy damage across the city.
- 1941
The Norton Museum of Art opened on February 8, 1941, founded by Ralph and Elizabeth Norton in a building by Marion Sims Wyeth.
- 1992
The Raymond F. Kravis Center for the Performing Arts opened downtown.
- 1993
The city designated El Cid, Flamingo Park, Prospect Park and Central Park as historic districts, after Old Northwood in 1991.
- 2000
CityPlace opened on October 27, 2000, on Rosemary Avenue south of Clematis Street.
- 2018
Brightline’s West Palm Beach station opened, connecting downtown by train to Fort Lauderdale and Miami.

Relocating
Moving Here From Out of State?
Our relocation guides start with the place you know. Each one pairs the neighborhoods you love back home with the towns here that feel the same, side by side, with what to see and where to start looking.
Work With Monika
Your Next Chapter Starts With a Conversation
Every move starts a new chapter: a first home, more room, a place on the water, a winter home that becomes year-round. That deserves more than a search bar.
So we start with a conversation. What should the next few years look like? What can you not give up? I listen, then shape the search around your answers, so you only see places that fit and know what each one costs to own.
From there, my team and I handle the details: visits around your schedule, documents read before you ask, questions answered the same day.
“From start to finish, Monika was on top of every detail… I would use Monika again in a heartbeat!”
“Monika made the process not only easy for us, but enjoyable and stress free.”
“Monika sold the house in 1 day! What else can you ask for! Premium service in every way.”
“We were from out of state and only had 2 days to look at homes. Monika was able to orient us to the area very quickly.”
“She was excellent with follow through and proved to be absolutely knowledgeable and efficient.”
“It’s a pleasure to work with her and I know I can count on her to answer all my questions and concerns.”
Questions
Questions Buyers Ask About West Palm Beach
What does a home in West Palm Beach cost?
In the 12 months through October 2026, the median West Palm Beach home sold for $410,000, about $269 per square foot, across 3,301 sales. The middle 80% sold between $110,000 and $1,425,000: older condominiums and western subdivisions at the entry point, the historic districts and club communities in the middle, and the newest towers on Flagler Drive at the top. The live listings on this page show current asking prices.
Should I buy in a finished building or a new tower?
It depends on timing and on how much you want a proven budget. A finished building has a record: its inspections, reserves, insurance and assessments are on paper. A new tower has an estimated budget, a deposit schedule and a delivery date that can move. We put the two side by side on price per square foot, estimated dues and years to closing.
What are milestone inspections and reserve studies?
Florida law now requires condominium buildings three stories and taller to have a milestone structural inspection once they reach 30 years, and every 10 years after, and to keep a structural integrity reserve study with reserves funded for the main structural items. Many of the towers on Flagler Drive date from the 1970s and 1980s, so we read the inspection report, the reserve study and the last two budgets.
Which West Palm Beach neighborhoods are historic districts?
The city has designated a number of historic districts, including El Cid, Flamingo Park, Old Northwood, Prospect Park, Grandview Heights, Central Park and Bel Air. Exterior changes, additions and demolition in a district go through the city’s historic preservation review, so we confirm what your plans would need before you buy.
Is every West Palm Beach address inside the city?
No. Many addresses west of the city, including Breakers West and much of the area along Forest Hill Boulevard, are in unincorporated Palm Beach County, and Cloud Lake is a separate town. Ibis is inside the city limits. The jurisdiction sets the taxes, the permits and who answers a code question, so we confirm it for every address.
Do I have to join the club to buy in a club community?
It depends on the community. At Ibis, membership is required for owners. Bear Lakes is a private club, and Breakers West is described both ways in listings, so we confirm the current rules and costs with the club in writing.
What should I know about flood insurance in West Palm Beach?
Flood zones change from street to street, especially near the lagoon and the canals. We get the flood zone and an elevation certificate for the address and request wind and flood quotes during the inspection period, so the carrying cost is known before you close.
Can I rent out a condo in West Palm Beach?
Rental rules are set by each building’s recorded documents: the minimum lease, how many leases a year and whether the association approves tenants, and some newer buildings add a waiting period for new owners. We read the declaration before you count on rental income.
