Overview
About Old Northwood
Old Northwood was built at the height of the 1920s boom. The Pinewood Development Company, whose partners were David F. Dunkle, Orrin Randolph and G.W. Bingham, platted and built it from 1920 to 1927 on land mostly owned by Elbridge Gale, a horticulture professor who settled here in 1884 and grew Haden mangoes.
The houses are Mediterranean Revival, mission and frame vernacular. The City names John Volk, William Manly King and Henry Steven Harvey among the architects who designed houses here, and notes that Dunkle served as mayor of West Palm Beach. Gale’s cabin from about 1888 was one of the first on the west side of Lake Worth; the house at 401 29th Street is believed to have been built around it.
The City made Old Northwood a historic district in 1991, and the National Park Service listed the Old Northwood Historic District on the National Register on April 14, 1994. Inside the City’s boundary the county roll counts 337 residential parcels, 314 of them single-family houses, most built between 1925 and 1956, at a typical size of about 1,890 square feet, nearly all on the Northwood Addition plat.
West Northwood, a separate City historic district designated in August 1993, sits just to the northwest: 19 homes on 36th Street built by DaCamara and Chace and other builders from 1925 to 1927, mostly Mediterranean Revival and mission. Both are in the 33407 ZIP, a short walk from Northwood Village.

What Else to Check
- Historic district review The City of West Palm Beach reviews exterior changes to homes in its historic districts, on every side of the building. A certificate of appropriateness comes from City staff for smaller work and from the Historic Preservation Board for major work; interior remodeling is not reviewed.
- Historic tax exemption The City’s ad valorem exemption can keep qualifying restoration work from raising the taxes for up to ten years. The City says to apply before any work starts.
- Taxes and insurance After a sale the assessed value resets the following January. Flood zone and roof age drive insurance quotes, so we check both for the address.
- Estoppel The closing agent orders an estoppel certificate from each association, which confirms what is owed at closing.
Documents to Review Before Closing
- Before you sign: the association disclosure summary and the parcel’s tax bill, including any non-ad valorem lines
- Before you sign: leasing and approval rules if you may rent, and architectural rules for exterior changes
- Before closing: estoppel certificates from every association that applies
