Overview

About Northwood Harbor

Northwood Harbor is the northernmost of the Northwood historic districts, on numbered streets that run east to North Flagler Drive and the lake. Its neighborhood association, writing on the City’s historic districts page, says most homes went up between 1925 and 1955, first as winter residences and homes of local business owners and artisans working on Palm Beach.

The same account says the neighborhood grew after World War II and that historic designation came in September 2006. The City’s historic district map now ties the boundary to Ordinance 4826-19.

Inside that boundary the county roll counts 359 residential parcels: 250 single-family houses, 100 small multifamily buildings and a few vacant lots, most built between 1925 and 1958, at a typical size of about 1,350 square feet. Nearly all are on a plat recorded as North Palm Beach, which is a subdivision name here and not the Village of North Palm Beach.

It is in the 33407 ZIP, inside the City of West Palm Beach, with Brian H. Chappell Park on the lake at its edge.

What Else to Check

  • Historic district review The City of West Palm Beach reviews exterior changes to homes in its historic districts, on every side of the building. A certificate of appropriateness comes from City staff for smaller work and from the Historic Preservation Board for major work; interior remodeling is not reviewed.
  • Historic tax exemption The City’s ad valorem exemption can keep qualifying restoration work from raising the taxes for up to ten years. The City says to apply before any work starts.
  • Taxes and insurance After a sale the assessed value resets the following January. Flood zone and roof age drive insurance quotes, so we check both for the address.
  • Estoppel The closing agent orders an estoppel certificate from each association, which confirms what is owed at closing.

Documents to Review Before Closing

  • Before you sign: the association disclosure summary and the parcel’s tax bill, including any non-ad valorem lines
  • Before you sign: leasing and approval rules if you may rent, and architectural rules for exterior changes
  • Before closing: estoppel certificates from every association that applies
