Twin-tower condominium · West Palm Beach · 1985
The Plaza of the Palm Beaches, West Palm Beach
Two 32-story towers at 525 and 529 S Flagler Drive, West Palm Beach 33401, opened in October 1985 and renamed The Plaza in 2021, with 221 to 236 residences and townhomes depending on who counts, monthly fees that current listings put at a median of $3,047, a milestone inspection that a listing calls passed, and two pools, tennis and a putting green between the towers.
I read the milestone report behind the listing claim, the reserve study for a 41-year-old pair of towers and the leasing and pet articles before you buy into a 221-owner association.
What it is
What The Plaza is
The Plaza began as Flagler Plaza, two 32-story towers that Robert Armour and Michael Guider started in 1981 to drawings by Schwab & Twitty. Construction stalled, the Bank of New York refinanced it in 1984 and it opened in October 1985 with few sales. The bank foreclosed in January 1986, and that July Donald Trump bought it for about $40 million and renamed it Trump Plaza. He auctioned the remaining residences in 1990 and 1991 and handed the property to its lenders; the owners kept the name until 2021, when the board voted in January to drop it and more than 67 percent of residents chose The Plaza in May. The towers have a $6 million roof, balcony, lobby and pool renovation from around 2020 behind them and an exterior project from 2017 to 2019.
Size depends on the source. An encyclopedia summary says 221 residences and its text says 224 at the 1986 sale; a brokerage page says 224 including two-story townhomes; a condo database says 236 across 33 floors. Plans run from about 1,900 to 8,000 square feet under air, with the townhomes along Flagler and the larger lines in the 529 tower. Current asking prices and pending sales are in the listings on this page.
The service is a door attendant, concierge, 24-hour security, valet and allocated underground parking. Between the towers sit two heated pools, a spa, saunas, a fitness room, tennis and pickleball, a putting green, bocce, shuffleboard, a library, a billiards room and a dog park. With roughly 221 owners sharing that, the budget is big enough to read like a company’s, and I read it that way.

Two towers, one budget
Fees, the milestone report and the rules across 221 doors
Fees are published often enough here to track. Fees run about $3,047 a month at the median of current listings, and most fall in the range of $2,807 to $6,000. A condo database lists what the fee carries: security, common areas, insurance, trash, cable, elevators, parking, sewer, water and interior pest control; a listing adds internet and recreation facilities. One brokerage page shows a quarterly figure in the millions, which is a data error I mention only so you ignore it. I read the adopted budget and the two years of assessments for the exact line.
The structure is the second file. Two 1985 towers of 32 stories on the Intracoastal fall under Florida’s milestone inspection requirement and the structural integrity reserve study. A 2026 listing says the building passed its milestone inspection and was rated structurally sound, and the same listing mentions a hospitality designer engaged to refresh the common areas, with balcony railing and east pool projects planned. That is a seller’s summary, and it is also a to-do list. I request the engineer’s report, the reserve study and the reserve balance, and I ask how the railing and pool work will be paid, because a planned project is an assessment with a date.
Leasing and pets are the third file. Listings mark leasing as allowed with restrictions and give no term, waiting period or annual limit. Pets are allowed with breed, number and size limits reported, and the dog park is on the grounds. Both articles live in the recorded declaration, which I read; I also ask the manager how many of the roughly 221 residences are leased today, because that ratio tells you how the building runs and how a lender will treat it.
Then the water. The Plaza faces the Intracoastal across Flagler Drive and has no dock of its own. Palm Harbor Marina, the downtown marina at 400 N Flagler Drive, leases slips to yachts of 250 feet on floating docks in about 11 feet of water, and One Watermark Place to the north has private slips; I can explain both arrangements before you decide whether this address works for your boat.

What I check before you buy in The Plaza of the Palm Beaches
A two-tower association with a long history is a reading job. This is the order I read in.
- The adopted budget, what the fee includes for that tower and line, and two years of assessments levied or proposed.
- The milestone inspection report behind the listing claim, the structural integrity reserve study and the reserve balance.
- Scope, cost and funding plan for the balcony railing, east pool and common-area projects a listing describes as planned.
- The leasing article as recorded: minimum term, waiting period, frequency and approval, plus today’s count of leased residences.
- The pet article as recorded, with the breed, number and size limits.
- Insurance in force and the wind deductible, the allocated parking and storage, and the estoppel reconciled to the closing figure.
Questions
Questions Buyers Ask About The Plaza of the Palm Beaches
What are the monthly fees at The Plaza?
Current listings show a median of $3,047 a month, with most in the range of $2,807 to $6,000. A database says the fee covers insurance, security, cable, water, sewer, trash, elevators and parking. I read the budget for the exact line.
Has The Plaza passed its milestone inspection?
A 2026 listing says so and calls the building structurally sound. I request the engineer’s report, the reserve study and the funding plan for the railing and pool projects the same listing describes as planned.
Can I rent out a residence?
Leasing is allowed with restrictions by every listing. The term, any waiting period and the annual limit are in the recorded declaration, which I read before you count on income.
Are pets allowed?
Yes, with breed, number and size limits reported and a dog park on the grounds. The recorded pet article controls.
Why was it called Trump Plaza?
Donald Trump bought the foreclosed towers in July 1986 and renamed them. He left in 1991 and owners kept the name until 2021, when the board voted to drop it and more than 67 percent of residents chose The Plaza. Roof-top signs came off in 2017 and ground-floor signs in 2020.
Is there a dock?
Not at the building. Palm Harbor Marina downtown leases slips to 250 feet and One Watermark Place has private slips; I can walk you through both.
