The county

Living in Palm Beach County

Palm Beach County is the northern half of what most people call South Florida: 39 cities, towns and villages between the Atlantic and Lake Okeechobee, with West Palm Beach as the county seat. Most buyers start on the coast, where the Intracoastal Waterway and four inlets, Jupiter, Lake Worth, Boynton and Boca Raton, shape how a home lives and what it is worth.

Each part of the county reads differently. In the north, Jupiter, Tequesta, Juno Beach, North Palm Beach and Palm Beach Gardens trade on the river, the inlet and the private clubs. In the middle, West Palm Beach, Palm Beach and Singer Island hold most of the high-rise condominiums and the island co-ops. To the south, Delray Beach, Boynton Beach and Boca Raton pair walkable downtowns with ocean condos and large club communities, and Wellington, out west, is horse country.

Before you choose, we look at what matters for the specific home: the flood zone and elevation, the insurance picture, the association and club rules, and for a condominium its milestone inspection and reserve status. Then we arrange the visits and coordinate every step to closing day.

One cost buyers moving within Florida often miss: the assessed value of a home resets to market value after a sale, so the seller’s property tax bill is rarely yours. We estimate the new figure before you make an offer.

Questions

Questions Buyers Ask About Palm Beach County

Which Palm Beach County town is right for me?

It depends on how you want to live. For boating and the inlet, look at Jupiter, Tequesta, North Palm Beach and Singer Island. For private clubs, Palm Beach Gardens, Jupiter and Boca Raton. For a walkable downtown, Delray Beach, West Palm Beach and Lake Worth Beach. For island living, Palm Beach and Manalapan. For horses, Wellington. Tell us how you want to live and we narrow it to a short list.

Is Palm Beach County the same as Palm Beach?

No. Palm Beach is one town, on the barrier island between the Lake Worth Lagoon and the ocean. Palm Beach County is the whole county of 39 municipalities around it, including West Palm Beach across the lagoon.

What should I check before buying a home in Palm Beach County?

The flood zone and elevation, the windstorm insurance picture, the association or club rules and costs, and for a condominium its milestone inspection and reserve status. Also budget for the property tax reset: the assessed value moves to market value after a sale.

Do you help buyers outside Palm Beach County?

Yes. We help buyers across South Florida and beyond, including Martin, St. Lucie and Indian River counties on the Treasure Coast and Broward and Miami-Dade to the south.
