Wellington is a village of 61,637 people (2020 Census) in central Palm Beach County, west of West Palm Beach. Built on the Flying Cow Ranch that C. Oliver Wellington bought in 1951 and incorporated in 1995, it is home to the Winter Equestrian Festival and polo, with equestrian farms, golf and club communities and gated neighborhoods.

Overview

A Village Built Around Horses

Wellington sits in central Palm Beach County, west of State Road 7 and about 15 miles inland from the coast, on land that was a single ranch until the 1970s.

The village grew out of the Flying Cow Ranch, about 18,000 acres that C. Oliver Wellington bought in 1951. Development began in the 1970s, and by the end of that decade polo had arrived, with the Palm Beach Polo club and the Aero Club airpark. Today the south end of the village is horse country: farms with barns and arenas, bridle paths along the canals, the polo fields and the Wellington International showgrounds, which run the Winter Equestrian Festival from January to April.

North and east of the equestrian areas are the golf and club communities, Palm Beach Polo, Wycliffe and Binks Forest among them, and gated neighborhoods built from the 1990s through the 2000s, such as Olympia, Versailles, the Isles and VillageWalk. Around Lake Wellington and Forest Hill Boulevard are the older streets, the Town Center and the Mall at Wellington Green. Some communities on this page, Arden among them, carry a Wellington or Lake Worth address but sit outside the Village in unincorporated Palm Beach County.

What we watch for buyers here: whether the address is inside the Village and, on farm property, which Equestrian Overlay subarea it sits in, since stalls, arenas and setbacks are set there; club membership terms; the association documents; flood zone and drainage, which the Acme Improvement District manages; and how seasonal leasing rules work in each community. The community guides cover those one community at a time.

Kreusler Park, Phipps Ocean Park and Palm Beach’s Midtown Beach. Inside the Village the water is Lake Wellington at Town Center and the canals and lakes of the Acme drainage system.

History

A Short History of Wellington

Wellington is one of the newest towns in the county: a ranch in the 1950s, a planned community in the 1970s and a village since 1995. Horses came with the polo club and never left.

  1. 1951

    C. Oliver Wellington, a Massachusetts accountant, investor and aviator, bought about 18,000 acres of swampland west of West Palm Beach and named it the Flying Cow Ranch, after his initials.

  2. 1953

The state created the Acme Drainage District to drain and manage the land. It later became the Acme Improvement District, which still runs the canals and lakes.

  3. 1959

After his father’s death, Roger Wellington inherited the ranch. Through the 1960s farmers leased parts of it, and about 2,000 acres grew strawberries.

  4. 1972

Roger Wellington sold 7,200 acres to developer Jim Nall, and Palm Beach County approved the Acme district’s plan for a planned unit development.

  5. Late 1970s

Gould Florida took over the project, built the polo club that became Palm Beach Polo and laid out the Aero Club, a neighborhood around a private airpark.

  6. 1980

The first census count of the area recorded 4,622 residents.

  7. 1987

Gould sold Palm Beach Polo and Country Club to Landmark Land Company.

  8. December 31, 1995

Wellington became a village, after a November 7 vote that passed by 138 votes. Kathy Foster was elected the first mayor in March 1996.

  9. 2011

The Global Dressage Festival began at the showgrounds, adding a dressage season to the Winter Equestrian Festival.

Your Next Chapter Starts With a Conversation

Every move starts a new chapter: a first home, more room, a place on the water, a winter home that becomes year-round. That deserves more than a search bar.

So we start with a conversation. What should the next few years look like? What can you not give up? I listen, then shape the search around your answers, so you only see places that fit and know what each one costs to own.

From there, my team and I handle the details: visits around your schedule, documents read before you ask, questions answered the same day.

Questions

Questions Buyers Ask About Wellington

What does a home in Wellington cost?

In the 12 months through {THROUGH}, the median Wellington home sold for {MEDIAN}, about {PPSF} per square foot, across {SALES} sales. The middle 80% sold between {P10} and {P90}: townhomes and older neighborhoods at the entry point, gated communities in the middle, and club homes and equestrian farms at the top. The live listings on this page show current asking prices.

Can I keep horses at a Wellington home?

On property zoned for it. Most horse properties are in the Equestrian Preserve Area, and the Village’s Equestrian Overlay Zoning District sets the rules subarea by subarea, including stalls, arenas and setbacks. Many gated neighborhoods do not allow horses at all. We check the zoning and the association rules for the address.

Do I have to join a club to live in Wellington?

No. Most Wellington neighborhoods have no club. Inside Palm Beach Polo, Wycliffe and Binks Forest the terms differ by club and sometimes by neighborhood, so we get the current membership terms in writing.

Is a Wellington address always in the Village of Wellington?

No. Wellington zip codes are shared with Royal Palm Beach, Lake Worth and Greenacres areas, and communities such as Arden use Wellington in their name while sitting in unincorporated Palm Beach County. The jurisdiction sets the taxes, the permits and the rules, so we confirm it from the county property record for every address.

How far is Wellington from the airport and the beach?

President Donald J. Trump International Airport (DJT) is about 20 minutes east on Forest Hill Boulevard or Southern Boulevard. The beach in Palm Beach or Lake Worth Beach is about 30 to 40 minutes, and Fort Lauderdale’s airport about an hour.

Can I rent out a home in Wellington during the season?

Seasonal rentals during the equestrian season are common, but each community’s documents set the minimum lease, how many leases a year and whether the association approves tenants. We read the declaration before you count on rental income.

What should I know about flood and drainage in Wellington?

Wellington is flat, low land drained by a network of canals and lakes run by the Acme Improvement District. Flood zones vary by street, so we get the flood zone and an elevation certificate for the address and request wind and flood quotes during the inspection period.

What should I know before buying a farm?

We check the overlay subarea, permits for the barn, arena and any living quarters, the trail and canal access, the drainage and the well and septic systems where they apply, and confirm what the zoning allows if you plan to add stalls or a covered arena.
