Overview

About South Shore

South Shore is among the oldest parts of Wellington. Its first homes went up in 1974, two years after the county approved the plan that created the village, and a street called The Twelfth Fairway still follows a hole of the original Wellington golf course.

The county roll counts about 1,160 homes: 1,029 single-family houses and villas and 130 duplex or small multifamily buildings, most of those on Riverside Circle, White Pine Drive and Guilford Way. The median home was built in 1979. Homes run from compact villas of about 1,300 square feet to houses of about 2,500, and many lots are a fifth of an acre or less.

It was recorded in four sections, South Shore No. 1 through No. 4 of Wellington, with No. 4 the largest. The Twelfth Fairway, with about 150 homes, is a street of attached and zero-lot-line villas in that section.

South Shore sits in the 33414 ZIP east of South Shore Boulevard and south of Forest Hill Boulevard, close to the Wellington Town Center, the Amphitheater and Palm Beach Polo.

  • Estoppel The closing agent orders an estoppel certificate from each association, which confirms what is owed at closing.

Documents to Review Before Closing

  • Before you sign: the association disclosure summary and the parcel’s tax bill, including any non-ad valorem lines
  • Before you sign: leasing and approval rules if you may rent, and architectural rules for exterior changes
