About French Quarter
French Quarter is one of Wellington’s first townhome neighborhoods, built from 1977 into the mid-1980s. Basin Street takes its name from New Orleans, and the homes are attached townhomes and villas on small fee-simple lots.
The county roll counts 199 homes, all recorded as single-family parcels on lots of about 1,300 square feet, which is how attached townhomes appear on the roll. The median home was built in 1979 and has about 1,580 square feet of living area.
It was recorded in two main plats, French Quarter and French Quarter No. 3, with Shakerwood as a section on Shaker Circle and Shakerwood Lane. Basin Street and Regal Court each run in four short legs named North, South, East and West.
French Quarter sits in the 33414 ZIP in the middle of the village, close to South Shore, the Town Center and the Amphitheater.

What Else to Check
- Townhome association The association maintains common areas and some shared exterior items; we confirm the assessment and what it covers for a specific home.
- Taxes and insurance After a sale the assessed value resets the following January. Flood zone and roof age drive insurance quotes, so we check both for the address.
- Estoppel The closing agent orders an estoppel certificate from each association, which confirms what is owed at closing.
Documents to Review Before Closing
- Before you sign: the association disclosure summary and the parcel’s tax bill, including any non-ad valorem lines
- Before you sign: leasing and approval rules if you may rent, and architectural rules for exterior changes
- Before closing: estoppel certificates from every association that applies
