About Pinewood East

Pinewood East is one of the early Wellington neighborhoods north of Forest Hill Boulevard, where the lots get bigger. About half the homes sit on half an acre or more, and some on the outer streets have more than an acre.

The county roll counts 399 single-family houses. The median house was built in 1980, and the typical one has about 2,200 square feet of living area, with larger rebuilt homes over 3,200. Lot sizes run from about a fifth of an acre to over an acre.

It was recorded in two sections: Pinewood East of Wellington, with 82 homes, and Pinewood East No. 2, with the rest. Old Country Road runs north and south through it, with courts and lanes branching off. One section, Pinewood East No. 2, Tract A, has its own homeowners’ association on the Florida corporate register, filed in 1979; we confirm for each home whether an association applies.

  • Estoppel The closing agent orders an estoppel certificate from each association, which confirms what is owed at closing.

Documents to Review Before Closing

  • Before you sign: the association disclosure summary and the parcel’s tax bill, including any non-ad valorem lines
