Overview
From the Inlet to the Reserve
Boynton Beach runs west from the Intracoastal, just south of the Boynton Inlet, across I-95 and Congress Avenue toward the farms and wetlands of the Agricultural Reserve.
The city started on the ridge along the Florida East Coast Railway in the 1890s, and the oldest streets are still east of I-95: the blocks around Ocean Avenue and the new town square, the marina district on the Intracoastal, and neighborhoods of houses and small condominiums along Federal Highway and Seacrest Boulevard. Condominium buildings line the Intracoastal, and the beach the city has owned since the 1920s sits across the bridge on the barrier island, in Ocean Ridge.
West of I-95 come the club communities and the planned neighborhoods of the 1970s through the 1990s, then, past Florida’s Turnpike, the gated communities of the Agricultural Reserve, many of them built by GL Homes. Most of that western market carries a Boynton Beach address but sits in unincorporated Palm Beach County, which changes the taxes, the permits and who answers the phone.
What we watch for buyers here: whether an address is in the City or the county; the age, reserves and milestone inspection of the older Intracoastal and Federal Highway buildings; seawall, dock and bridge clearance on the waterfront streets; the master and sub-association documents in the western communities; and how each club handles membership. The community guides cover those one community at a time.

History
A Short History of Boynton Beach
Boynton grew from a hotel on the ridge and a railway town in the 1890s. The inlet, the beach park and the name came in the decades after.
- 1894
Major Nathan S. Boynton, a Civil War veteran from Michigan, toured the Lake Worth country with Congressman William S. Linton and bought about 400 acres here.
- 1897
The Boynton Hotel opened on the ridge near the ocean. It ran as a winter hotel until 1925.
- 1898
Byrd Spilman Dewey and her husband Fred S. Dewey filed the original town plat on September 26, 1898.
- 1911
The first bridge across the Intracoastal opened at Ocean Avenue. Major Boynton died the same year.
- 1920
Residents voted on April 14 to incorporate the Town of Boynton.
- 1927
The South Lake Worth Inlet, known as the Boynton Inlet, opened in March 1927 after four years of digging.
- 1931
Owners of the oceanfront land split off as their own town, renamed Ocean Ridge in 1939. Boynton kept its municipal beach on the island, today’s Oceanfront Park.
- 1937
A fixed sand-bypassing plant was built at the inlet to carry sand to the beaches south of it.
- 1941
The Town of Boynton took the name Boynton Beach.
- 1989
The Boynton Beach Tri-Rail station opened in December 1989.

Relocating
Moving Here From Out of State?
Our relocation guides start with the place you know. Each one pairs the neighborhoods you love back home with the towns here that feel the same, side by side, with what to see and where to start looking.

Your Next Chapter Starts With a Conversation
Every move starts a new chapter: a first home, more room, a place on the water, a winter home that becomes year-round. That deserves more than a search bar.
So we start with a conversation. What should the next few years look like? What can you not give up? I listen, then shape the search around your answers, so you only see places that fit and know what each one costs to own.
From there, my team and I handle the details: visits around your schedule, documents read before you ask, questions answered the same day.
“From start to finish, Monika was on top of every detail… I would use Monika again in a heartbeat!”
“Monika made the process not only easy for us, but enjoyable and stress free.”
“Monika sold the house in 1 day! What else can you ask for! Premium service in every way.”
“We were from out of state and only had 2 days to look at homes. Monika was able to orient us to the area very quickly.”
“She was excellent with follow through and proved to be absolutely knowledgeable and efficient.”
“It’s a pleasure to work with her and I know I can count on her to answer all my questions and concerns.”
Questions
Questions Buyers Ask About Boynton Beach
What does a home in Boynton Beach cost?
In the 12 months through {THROUGH}, the median Boynton Beach home sold for {MEDIAN}, about {PPSF} per square foot, across {SALES} sales. The middle 80% sold between {P10} and {P90}: older condominiums and villas at the entry point, planned-community houses in the middle, and Intracoastal homes, club homes and the newest western estates at the top. The live listings on this page show current asking prices.
Is a Boynton Beach address always in the City of Boynton Beach?
No. Much of the market west of I-95, and nearly everything west of Florida’s Turnpike, carries a Boynton Beach address but is unincorporated Palm Beach County. The jurisdiction sets the taxes, the permits and some services, so we confirm it from the county property record for every address.
What is the Agricultural Reserve?
A protected farm and wetland area in western Palm Beach County, roughly between Boynton Beach and Boca Raton west of the Turnpike, where county rules limit how densely land can be built and tie new communities to preserved acreage. Several large gated communities with Boynton Beach addresses sit inside it.
Do Boynton Beach communities set their own occupancy rules?
Occupancy and age rules are set by each community’s recorded documents, and we confirm them for the specific home.
Can I keep a boat in Boynton Beach?
Yes. Homes and some condominiums on the Intracoastal and the canals east of Federal Highway have docks, and the Boynton Inlet gives quick access to the ocean. The inlet runs strong currents, and fixed and opening bridges sit between some docks and the inlet, so we check the clearance and depth against your boat.
How far is Boynton Beach from the airport?
Palm Beach International is about 25 minutes north on I-95. Fort Lauderdale is about 45 minutes south, and the Boynton Beach Tri-Rail station runs trains to both airports.
Can I rent out a home or condo in Boynton Beach?
Rental rules are set by each community’s documents: the minimum lease, how many leases a year, whether the association approves tenants and how long an owner must hold before leasing. We read the declaration before you count on rental income.
What should I know about flood insurance in Boynton Beach?
Flood zones change from street to street, especially on the Intracoastal and the canals and in some of the lower western communities. We get the flood zone and an elevation certificate for the address and request wind and flood quotes during the inspection period, so the carrying cost is known before you close.
