Overview

About Renaissance Commons

Renaissance Commons is a planned mix of homes, shops and offices on 85.55 acres at Gateway Boulevard and Congress Avenue. The city created its community development district in 2005.

The homes are townhome and condominium sections, including Villa Lago, Monteverde, San Raphael, Firenze and Bellavista, alongside retail, office space and apartments. Most of the townhomes on the county roll were finished in 2006 and run about 1,880 square feet.

A community development district under Chapter 190, Florida Statutes, created by City Ordinance 05-018, governs the district and elects its board. Its assessment appears on the property tax bill, separate from any condominium or homeowners’ association.

It is inside the City of Boynton Beach on the Congress Avenue corridor, a short drive from I-95 and the Boynton Beach Mall.

What Else to Check

  • Community development district Renaissance Commons CDD levies its own assessment on the tax bill; we confirm the amount for a specific home.
  • Section association Each condominium or townhome section has its own association; we read its budget and reserves for a specific home.
  • Taxes and insurance After a sale the assessed value resets the following January. Flood zone and roof age drive insurance quotes, so we check both for the address.
  • Estoppel The closing agent orders an estoppel certificate from each association, which confirms what is owed at closing.

Documents to Review Before Closing

  • Before you sign: leasing, pet and approval rules if they matter to you
  • After you sign: the declaration, articles, bylaws, rules, budget and reserves, with the cancellation window Florida law sets once you receive them
  • For buildings three stories or taller: milestone inspection and structural integrity reserve study status
  • Before closing: the estoppel certificate from the condominium association
