Overview

About Northboro Park

Northboro Park began as an expansion of Old Northwood and was built mostly as custom houses in Mediterranean Revival, mission and frame vernacular styles. The City made it West Palm Beach’s second historic district in November 1992.

The City names Northboro Elementary School at 36th Street and Spruce Avenue, built in 1925 by DaCamara and Chace, as the oldest building in the neighborhood, and 418 36th Street, from 1923, as the first home. The National Park Service listed the Northboro Park Historic District on the National Register on February 20, 2007, bounded by 40th Street, Flagler Drive, 36th Street and Broadway.

Inside the City’s boundary the county roll counts 108 residential parcels, 94 of them single-family houses, most built between 1925 and 1953, at a typical size of about 1,550 square feet. Most lots are on the Northwood Addition plat, with a few on the Tucson Addition and Metcalf subdivision.

It is in the 33407 ZIP, between Broadway and the lake, next to Old Northwood and Northwood Hills and a short drive from Northwood Village and Currie Park.

What Else to Check

  • Historic district review The City of West Palm Beach reviews exterior changes to homes in its historic districts, on every side of the building. A certificate of appropriateness comes from City staff for smaller work and from the Historic Preservation Board for major work; interior remodeling is not reviewed.
  • Historic tax exemption The City’s ad valorem exemption can keep qualifying restoration work from raising the taxes for up to ten years. The City says to apply before any work starts.
  • Taxes and insurance After a sale the assessed value resets the following January. Flood zone and roof age drive insurance quotes, so we check both for the address.
  • Estoppel The closing agent orders an estoppel certificate from each association, which confirms what is owed at closing.

Documents to Review Before Closing

  • Before you sign: the association disclosure summary and the parcel’s tax bill, including any non-ad valorem lines
  • Before you sign: leasing and approval rules if you may rent, and architectural rules for exterior changes
  • Before closing: estoppel certificates from every association that applies
