Overview

One Name, Several Neighborhoods

Northwood is what most people call the neighborhoods north of downtown West Palm Beach, along the Lake Worth Lagoon and Broadway. It is not one subdivision. The City lists each part as its own neighborhood, and several are City historic districts.

Building started in the 1920s boom. The Pinewood Development Company built Old Northwood, between Broadway and North Dixie Highway from 26th to 35th Street, from 1920 to 1927, and Northboro Park followed just north on 36th through 39th Streets. West of the FEC tracks, Northwood Hills filled in mostly after World War II, and Northwood Harbor runs along North Flagler Drive from 45th to 58th Street. The City made each of the four a historic district, and Old Northwood and Northboro Park are also on the National Register.

Between them sit neighborhoods the City knows by their residents’ associations: Northwood Shores between Poinsettia Avenue and North Flagler Drive, and Pinewood Park and Northwood Gardens from 36th to 45th Street. Northwood Village, the shops-and-restaurants district around Northwood Road and 23rd Street, is the commercial center, and Northwood Road itself is a City historic district. The City’s neighborhood coalition and its developer briefings group all of this, from Banyan Boulevard north, as the north end.

Most of the public work here runs through the Northwood/Pleasant City Community Redevelopment Agency, which the City adopted on October 11, 1994. Currie Park, the City park on the lake at 2400 North Flagler Drive, is being rebuilt: the City broke ground on May 6, 2025, and reopening is targeted for 2027 (Stet News, May 2025). In the Village, The Spruce, a new mixed-use apartment building, held its ribbon-cutting in June 2026 (City CRA news, June 25, 2026), and The District at Northwood, 382 apartments with shops and a grocery at 2501 Pinewood Avenue, is under construction with completion targeted for the fourth quarter of 2026 (Florida YIMBY, March 2026). Dates on projects like these move, so we check the current status for any home near them.

The Neighborhoods of Northwood

Each has its own guide, boundary and listings. Four are City historic districts. Northwood Village is a district of the CRA, and Northwood Shores, Pinewood Park and Northwood Gardens are named for neighborhood associations whose lines residents drew; the City treats those lines as reference only. What It Costs to Own in Northwood

Most of Northwood is houses on public City streets, so the recurring costs are mainly taxes and insurance. In the historic districts, the City adds a review step and offers a possible tax benefit.

  • Historic district review In the City’s historic districts, exterior changes need City historic approval before a permit. Smaller work goes to City staff and major work to the Historic Preservation Board; interior remodeling is not reviewed.
  • Historic tax exemption The City’s ad valorem exemption can keep qualifying rehabilitation from raising the taxes for up to ten years, if the plan is approved before work starts and the work is finished within two years.
  • Associations The neighborhood associations here are resident groups the City meets with. Whether a recorded association or covenant applies to a specific home comes from its title work, and we confirm it.
  • Taxes and insurance After a sale the assessed value resets to market value the following January, so a buyer’s tax bill can be higher than the seller’s. Near the lake, flood zones change from block to block, so we pull the FEMA panel and any elevation certificate for the parcel.

Documents to Review Before Closing

  • Before you sign: the parcel’s tax bill, its FEMA flood zone and an elevation certificate if one exists
  • Before you sign, in a historic district: open permits or certificates of appropriateness on the house, and whether a historic tax exemption is in place
  • After you sign: the title work, which lists any recorded association, covenant or easement
  • For a condominium: the declaration, budget and reserves, with a seven-business-day window to cancel

Is Northwood one neighborhood?

What is the north end of West Palm Beach?

It is the label the City’s neighborhood coalition and its developer briefings use for the neighborhoods from Banyan Boulevard north, including Northwood, Pleasant City and the Historic Northwest. It is a grouping, not a legal district, and it has no official boundary.

Which parts of Northwood are historic districts?

Old Northwood, Northboro Park, Northwood Hills and Northwood Harbor are City historic districts, and so is Northwood Road in the Village. Old Northwood and Northboro Park are also on the National Register. Exterior changes in a City district need historic approval before a permit.

What is being built in Northwood?

Currie Park is being rebuilt, with reopening targeted for 2027. In the Village, The Spruce held its ribbon-cutting in June 2026, and The District at Northwood is under construction with completion targeted for the fourth quarter of 2026. What is the Northwood/Pleasant City CRA?

A community redevelopment area the City adopted in 1994 and later expanded. It covers Pleasant City, Northwood Village, the Currie Park waterfront, an industrial area west of the tracks and a strip of Broadway, and it funds public projects and exterior improvement programs there. The cores of the residential historic districts are mostly outside it.

Which public schools serve Northwood?

The School District of Palm Beach County assigns schools by address. We confirm the zoned elementary, middle and high school for the home you are considering; the district’s boundary lookup shows them for a specific address.
