Overview
About Northwood Village
Northwood Village is the shopping street of the Northwood neighborhoods. The district’s own history says Northwood grew into one of the first neighborhood commercial centers in West Palm Beach in the 1920s to 1940s, and the City protects the Northwood Road storefronts as a local historic district.
The West Palm Beach CRA draws Northwood Village as one of five subdistricts of its Northwood/Pleasant City district, about 29 acres between 23rd Street, Poinsettia Avenue, Pinewood Avenue and North Dixie Highway. Northwood Road and 24th Street hold the shops, restaurants, galleries and design businesses, and Palm Beach Opera has its home at 425 24th Street.
The district is mostly commercial. Inside the CRA line the county roll counts 8 residential parcels, among them houses and small apartment buildings from about 1945 to 1955, on the Northwood Addition plat. Most of the homes around it sit just outside the line, in Old Northwood to the north, Northwood Shores to the east and Pleasant City to the south.
Two large buildings sit at the west end. The CRA reported the grand opening of The Spruce, a 270-apartment mixed-use building, in its June 25, 2026 update. The District at Northwood, three apartment buildings with 382 units and shops on the CRA’s former Anchor Site, started construction in February 2024 and will extend Broadway from Northwood Road to 23rd Street, according to the CRA.

What Else to Check
- Historic district review Northwood Road is a City of West Palm Beach historic district, so exterior changes to buildings on it go through City historic review before permits.
- Parking The City’s Parking & Mobility Administration held a public meeting on a Northwood Village Parking Plan on June 25, 2026. We check the current rules for a specific address.
- Taxes and insurance After a sale the assessed value resets the following January. Flood zone and roof age drive insurance quotes, so we check both for the address.
- Estoppel The closing agent orders an estoppel certificate from each association, which confirms what is owed at closing.

- Before you sign: the association disclosure summary and the parcel’s tax bill, including any non-ad valorem lines
- Before you sign: leasing and approval rules if you may rent, and architectural rules for exterior changes
