Overview
About Pleasant City
Pleasant City is one of the oldest neighborhoods in West Palm Beach. CBS12 reported in 2021 that George Currie platted the land in 1900 for residents who had been forced from their homes in the Styx on Palm Beach, named it Pleasant City and gave the streets pleasant-sounding names; Happy Street and Beautiful Avenue are still on the map.
The same report says the neighborhood was established in 1905 and brought into the city limits in 1912. Its first plat, Pleasant City, is recorded in Palm Beach County Plat Book 1, Page 1, and the Up to Date Addition, Palm Beach North and South Mangonia plats fill out the rest of the grid. The Pleasant City Heritage Gallery opened in September 1996 on North Dixie Highway to keep the neighborhood’s history.
The houses run from the 1920s, including several on Spruce Avenue, 18th and 19th Streets and Lilac Court, through the 1950s and 1960s to new single-family homes built on infill lots since 2020. Inside the City’s boundary the county roll counts 300 residential parcels: 143 single-family houses, 61 apartment buildings and 94 vacant lots. The West Palm Beach CRA’s plan reports that it bought 25 of about 70 vacant residential lots here and that 13 now have new single-family houses.
Pleasant City is both a subdistrict of the CRA’s Northwood/Pleasant City district and a neighborhood association, and the two share the same lines: the FEC railway to North Dixie Highway, L.A. Kirksey (15th) Street to 23rd Street. Blum Park is at its north edge on Spruce Avenue, Northwood Village is a short walk north and Currie Park is just east across Dixie Highway. It is in the 33407 ZIP.

What Else to Check
- Vacant lots The county roll lists 94 vacant residential lots in Pleasant City. Building on one goes through City zoning and permits, so we check the rules for a specific lot before an offer.
- CRA exterior grants The CRA’s Plant, Paint and Pave program helps owners with exterior work on homes in Pleasant City. Terms change, so we check the current program with the CRA for a specific home.
- Taxes and insurance After a sale the assessed value resets the following January. Flood zone and roof age drive insurance quotes, so we check both for the address.
- Estoppel The closing agent orders an estoppel certificate from each association, which confirms what is owed at closing.
