About the development
Life at The Berkeley
The Berkeley is a 25-story tower of 193 residences on Clear Lake, at the western gateway to downtown West Palm Beach. Al Adelson, the developer behind The Bristol on South Flagler Drive, is building it with Sympatico Real Estate, and Arquitectonica designed it.
Residences have two to five bedrooms, flow-through layouts, private elevator vestibules, flex rooms and some of the deepest terraces in the city. I send the current price list and availability on request.
The story
The Bristol’s Developer, Now on the Lake
Al Adelson has more than 50 years in development, and his last West Palm Beach tower set the bar. The Bristol, which he developed with Gene Golub and completed in 2019, is widely credited with starting the city’s luxury condominium boom. Two of its penthouses sold together for a recorded $42.56 million in 2019, and a penthouse resold for $27.99 million in 2024, a building record.
Adelson lives at The Bristol and describes The Berkeley as its lighter counterpart, the western bookend to downtown’s luxury market. The site runs north to south along Clear Lake, so every residence looks west over the water, and from about the 15th floor up residences also see east to the Intracoastal and the ocean.
The tower is designed around the lake. Its wavy terraces suggest breezes moving across the water, and the glass reflects it. Category 5 windows and a full-building standby generator are part of the build, and about 70,000 sq ft of amenities spread across a 7th-floor deck and the rooftop.
Sales have accelerated. Douglas Elliman Development Marketing took over sales in November 2025, the project passed $100 million in May 2026 and $125 million by August, and an $11.5 million penthouse has sold. John Moriarty & Associates began vertical construction in mid-2026, with delivery set for 2029.

The location
Where It Is
The Berkeley sits on Clear Lake at the west edge of downtown. The Kravis Center is about a quarter mile away, CityPlace under half a mile, the Brightline station about half a mile, and the Norton Museum under a mile. The Royal Park Bridge to Palm Beach is about a mile, and I-95 and the airport are a few minutes’ drive.
The neighborhood is changing fast. Cleveland Clinic plans a 200-bed hospital nearly next door, targeted to open at the end of 2029, Vanderbilt University is planning a graduate campus downtown, and Related Ross has been buying around the lake. Distances are straight-line.

Questions
Frequently Asked
Where is The Berkeley?
On Clear Lake at 550 S Australian Avenue, at the western edge of downtown West Palm Beach. The sales gallery is in the 500 S Australian Avenue building across the street. Call me and I will set up your visit.
When will it be finished?
Vertical construction began in mid-2026 with John Moriarty & Associates, and delivery is set for 2029.
What does a residence cost?
Pricing is released in phases; I get you the current sheet.
Does every residence have a water view?
Yes. Every residence looks west over Clear Lake, and from about the 15th floor up residences also see east to the Intracoastal and the Atlantic, according to the developer.
Who is the developer?
Al Adelson, co-developer of The Bristol on South Flagler Drive, with Sympatico Real Estate. Arquitectonica is the architect.
How is it selling?
More than 25% of the 193 residences were under contract by August 2026, about $125 million in sales, so there is still a choice of floors and views.
Is the price different if I go through you?
No. Pricing comes from the developer’s current price list, which is the same whichever way you come in. What I add is the comparison, the scheduling and the follow-through.
Should I contact the sales gallery first, or you?
Either is fine. If you would like me involved, let me know before your first visit so I can coordinate with the on-site team and be there with you.
How do we work together?
Before we tour, I will explain in writing how our working relationship is set up under Florida law and go over any terms with you, so nothing is a surprise. I always recommend a Florida real estate attorney review the developer’s purchase agreement.
How do deposits and contracts work on new construction?
Deposit schedules, delivery dates and contract terms vary by project and are set out in the developer’s offering documents. Florida law gives condominium buyers a review period after signing, and I help you keep track of every date.
