Trianon, West Palm Beach

A 1972 tower at 1200 S Flagler Drive, West Palm Beach 33401, directly on the Intracoastal, 19 or 20 stories by source with about 110 to 114 residences, nearly all of them two-bedroom plans of 1,247 square feet, monthly fees that vary by residence, a first-year leasing ban and a pet rule that three sources describe three ways.

I read the milestone and reserve documents for a 54-year-old building, the leasing article with its first-year ban and the pet article as recorded, before you count on a fee or a tenant.

What it is

What Trianon is

Trianon went up in 1972 at 1200 S Flagler Drive, among the first of the towers on this stretch, a few blocks south of the Royal Park Bridge and just north of The Bristol. The sources cannot agree on its size: a brokerage page says 110 original units, a national site says 111 across 19 stories, a condo database says 114 across 20, and a local brokerage describes about twenty floors with six residences on each. The recorded declaration settles it and I read that.

What the sources do agree on is the plan. The residences listed over the past two years are two-bedroom, two-bath homes of 1,247 square feet under air, six to a floor in the 01 through 06 stacks, with the water on one side and the city on the other. Prices have moved far from 1972, and the live market table below shows what these plans have closed at over the last twelve months.

The building runs with a 24-hour doorman, a full-time manager, a club room, a fitness room, a heated waterfront pool with direct Intracoastal access and assigned garage parking with guest spaces. There is no dock. What you are buying is a modest plan on an expensive seawall, which makes the fee and the engineering reports, not the finishes, the whole conversation.

The cards below are filtered to the Trianon parcel, so you see this building only and nothing else on South Flagler. Because the plans are nearly identical, the differences are floor, exposure and the fee for that stack, and I tell you all three for each card.

Fifty-four years

Fees, the first-year leasing ban and a pet rule in dispute

Monthly fees vary by residence; I read the current budget for the one you want. One recent listing itemized the fee as common areas, cable television, gas, insurance, grounds, pest control, sewer, security and trash. For a building where every plan is the same size, differences in the fee come from assessments and view premiums being carried differently, and I ask the manager why.

Then the engineering, because 1972 is the point of this page. A concrete tower of that age on the water sits squarely inside Florida’s milestone inspection requirement and the structural integrity reserve study that follows. I did not find a public statement of where Trianon stands in that cycle, which is normal; associations post these to owners, not to listing sites. So I request the Phase 1 report, any Phase 2 report, the reserve study and the reserve balance, and I read the minutes for the concrete, waterproofing and seawall lines, which are the ones that turn into special assessments.

Leasing is the rule buyers here ask about first, and it is stricter than most on this list. A 2026 listing records a board interview, tenant approval and no leasing in the first year of ownership. Nothing public states the minimum term after that or the annual limit. Pets are where the sources fall apart: a brokerage page says allowed with breed restrictions, a condo database says large pets are welcome for owners and tenants, a national site says none, and the March 2026 sale listing says none. Three answers means the declaration decides, and I read the pet and leasing articles as recorded rather than repeat any of them.

There is no dock at Trianon and no slip to buy. If a boat is part of the plan, Palm Harbor Marina downtown leases slips to 250 feet and One Watermark Place to the north has its own private marina; I can walk you through both arrangements.

For the specific home

What I check before you buy in Trianon

An older building with small plans is bought on its paperwork. This is what I open first.

  • The current budget, what the fee includes for that stack, and two years of assessments levied or proposed.
  • Milestone inspection reports, the structural integrity reserve study and the reserve balance against it.
  • Board minutes for concrete, waterproofing, seawall and elevator work, which is where the next assessment shows first.
  • The leasing article as recorded: the first-year ban, the minimum term, the annual limit, interview and approval.
  • The pet article as recorded, since four sources give three answers.
  • Insurance in force and the wind deductible, assigned garage space and storage, and the estoppel reconciled to the closing figure.

Questions

Questions Buyers Ask About Trianon

What are the fees at Trianon?

Monthly fees vary by residence; I read the current budget for the one you want and ask why any spread exists between stacks.

Can I rent out a Trianon residence?

A 2026 listing records no leasing in the first year of ownership, a board interview and tenant approval. The minimum term and annual limit after that are in the recorded declaration, which I read before you count on income.

Are pets allowed?

The sources disagree: allowed with breed restrictions, large pets allowed, or none at all. The recorded pet article decides and I read it before you bring a dog to a showing.

How many residences and how tall?

About 110 by the brokerage page, 111 or 114 by two databases; 19 or 20 stories by source; six residences a floor. I confirm the count from the declaration.

Does the condo inspection law apply to Trianon?

Yes. A 1972 tower of 19 or more stories on the Intracoastal falls under Florida’s milestone inspection and structural reserve rules. I request the reports and the reserve study.

Is there a dock?

No. Trianon has a waterfront pool and seawall but no slips. Palm Harbor Marina downtown and the private marina at One Watermark Place are the nearby options.
