Oceanfront condominium · Palm Beach

Winthrop House

A 1970 oceanfront condominium at 100 Worth Avenue, where the avenue meets South Ocean Boulevard, with about 122 residences on seven or eight floors, a 24-hour doorman and a private tunnel under the street to the beach.

What it is

The Corner of Worth Avenue and the Ocean

Winthrop House occupies the ocean end of Worth Avenue at 100 Worth, with shops at street level and the Atlantic across South Ocean Boulevard. It was completed in 1970, which makes it one of the larger in-town buildings of its era: directories give 121 or 122 residences on seven or eight floors, and I take the recorded number from the declaration rather than choose. A private tunnel runs under the road to the beach, a 24-hour doorman and a full-time manager run the lobby, and the pool and sun deck are on the fifth floor.

The residences are compact by Palm Beach standards, mostly two bedrooms between about 1,540 and 1,800 square feet, and they trade at Worth Avenue prices. The live market table on this page shows the last twelve months of sales, including price per square foot and days on market. The gap between the ask and the close is the first thing I show a buyer here.

The numbers

Winthrop House by the Numbers

Figures are from brokerage building profiles and current listings read in October 2026. This building is one where the sources disagree on basics, so the table shows the range and the declaration decides.

The fee covers the building, roof, pool, security, insurance, water, trash, cable and internet and parking under the profile I read, which is why it looks high per foot. I read the budget line by line so you know how much of it is insurance.

Residences and views

Two Bedrooms, the Avenue Below, the Ocean Across the Street

The plans are mostly two-bedroom, two-bath residences from about 1,540 to 1,800 square feet, a scale that suits a seasonal or second residence in town rather than a full household of furniture. Upper floors on the east side look over South Ocean Boulevard to the Atlantic; others face Worth Avenue or the pool deck. The building’s value is the corner it stands on, and the market table above shows what that corner has brought per square foot over the last twelve months.

Asks and closes have not always been close. Current asking prices are in the listings on this page, and the closed sales are in the market table. I bring the full history so your offer starts from what has closed, not what is listed.

Amenities and services

Doorman, Manager, Tunnel

The service level is the reason the fee is what it is. Listed in October 2026:

  • 24-hour doorman and full-time on-site manager
  • Private tunnel under South Ocean Boulevard to the beach
  • Heated pool and fifth-floor sun deck
  • Fitness room; clubhouse or community room; library and media room
  • Garage parking, assigned and covered; bike room
  • Retail at street level along Worth Avenue
  • Cable, internet, water and trash included in the fee per the profile I read

What I Read in This Building’s Documents

A 1970 oceanfront building in town is a reading assignment before it is a tour. In order:

  • Milestone inspection, Phase 1 and any Phase 2. The building is well past the 25-year coastal threshold. I read the engineer’s findings, the repair scope and how the work was or will be paid for.
  • Structural integrity reserve study. Roof, structure, waterproofing, windows and the other statutory items, funded on the study’s schedule and no longer waivable by vote since January 1, 2026. I compare the plan with the balance.
  • Concrete, roof and seawall history. What has been restored since 1970, when, and what the schedule shows next.
  • The budget and the insurance line. Two years of budgets with the master policy premium and wind deductible broken out; on an older oceanfront building this line explains most fee increases.
  • Leasing and pets, as recorded. The declaration and amendments for the two-year ownership rule, approval, interview and minimum term, and the pet rule, since the public sources contradict each other.
  • Assessments, estoppel and litigation. Twelve months of minutes, the estoppel for the balance on your residence, and the frequently asked questions sheet for any pending case.

Questions

Questions Buyers Ask Me About Winthrop House

Are pets allowed at Winthrop House?

The public sources disagree: one profile says no pets, two say pets are allowed with limits on number and size, and a listing says case by case. I put the question to management and read the recorded rule before you rely on any answer.

Can I lease a residence after buying?

One current listing states no leasing in the first two years of ownership, with buyer and tenant approval and an interview. I confirm that rule and the minimum term in the declaration, since it decides whether a seasonal lease is possible at all.

What does the association fee cover?

Under the profile I read: building and grounds maintenance, roof, the pool, security, property insurance, water, sewer, trash, pest control, cable and internet and parking. I show you the budget so you can see the insurance share.

How do I get to the beach?

Through the building’s private tunnel under South Ocean Boulevard. The pool and sun deck are on the fifth floor.

Is a 1970 building a concern?

It is a documented one. Winthrop House has passed its milestone inspection date and has a structural reserve study to read; a completed inspection, a funded reserve and a finished restoration can make an older building the better-known quantity. I read what is on file before we tour.
