Overview

About South End

The South End is the condominium corridor on South Ocean Boulevard from Sloan’s Curve south to the Town line, with Ibis Isle in the lagoon. These are the lines buyers and brokers use, not official Town of Palm Beach boundaries, and people draw them a few blocks differently. Nearly every home here is a condominium or co-operative apartment, in buildings set between the ocean and the lake.

The island narrows south of Sloan’s Curve, and South Ocean Boulevard becomes a line of mid-rise and high-rise buildings, most completed from the 1960s to the 1980s, with a few newer ones. Buildings on the east side sit on the ocean; buildings on the west side face the lagoon.

Ibis Isle, off South Ocean Boulevard in the lagoon, mixes houses with small condominium buildings. Phipps Ocean Park, the town’s Par 3 course on the ocean and R.G. Kreusler Park at the Lake Avenue bridge to Lake Worth Beach are along the corridor, and Worth Avenue is a short drive north.

Each building is its own condominium or co-operative, with its own declaration, budget, reserves and rules on leasing and pets. We confirm which association governs a residence and request its documents once you are under contract.

What Else to Check

  • Taxes and insurance After a sale the assessed value resets the following January. Flood zone and roof age drive insurance quotes, so we check both for the address.
  • Estoppel The closing agent orders an estoppel certificate from each association, which confirms what is owed at closing.

Documents to Review Before Closing

  • Before you sign: leasing, pet and approval rules if they matter to you
  • After you sign: the declaration, articles, bylaws, rules, budget and reserves, with the cancellation window Florida law sets once you receive them
  • For buildings three stories or taller: milestone inspection and structural integrity reserve study status
  • Before closing: the estoppel certificate from the condominium association

Questions

Questions Buyers Ask About South End

What do condominiums in South End cost right now?

No condominiums are listed for sale here right now. New listings come up through the year; ask me to watch for one. The market section above shows what condominiums here actually sold for over the past year.

Where does the South End of Palm Beach begin and end?

In common usage, the South End begins at Sloan’s Curve, where South Ocean Boulevard bends, and runs south to the Town line, with Ibis Isle in the lagoon. North of the curve is the Estate Section. These are the lines buyers and brokers use, not official Town of Palm Beach boundaries, and people draw them a few blocks differently.

What are the condominium buildings of the South End?

The corridor includes Ambassador South, Atriums, Beach Point, Bellaria, Carlton Place, Carlyle House, Dorchester, The Enclave, Halcyon, Harbour House, Ibis Isle and La Bonne Vie, among others. Each has its own guide, linked on this page.

Is every South End building in the Town of Palm Beach?

Not always. The 33480 ZIP also covers the Town of South Palm Beach just to the south, so a Palm Beach mailing address can sit in either town. We confirm the town on the tax roll for a specific address.

What is the difference between a condominium and a co-operative here?

A condominium sells a deeded unit; a co-operative sells shares in the corporation that owns the building, with a lease to the apartment. Many South End buildings are co-ops, and their boards set approval, financing and leasing rules, which we confirm for a specific building.

What is Ibis Isle?

An island in the lagoon off South Ocean Boulevard, reached by Ibis Isle Road, with houses and small condominium buildings. It has its own guide.

What are the association fees in South End?

The fee table on this page is drawn live from current and recent listings. The seller’s disclosure, the condominium documents and the estoppel certificate confirm the exact amount for a specific home.

Is South End gated?

Building entries vary by building; we confirm access for a specific residence.

Which public schools serve South End?

At the center of South End, the School District of Palm Beach County zones Palm Beach Public Elementary (elementary), Lake Worth Middle (middle) and Forest Hill High (high). Boundaries are set by address and can change, so we confirm them for the home you are considering.
