Mariner Sands, Stuart

A 1979 gated country club community of 771 residences on about 720 acres south of Cove Road in Stuart 34997: single-family homes, patio homes, cottages, villa condominiums and townhomes around two 18-hole courses, a clubhouse rebuilt in 2025, and a social membership every buyer pays for at closing.

I confirm the capital contribution and the monthly figure for the exact neighborhood, read the club documents and the sub-association documents as two files, and get golf availability in writing.

What it is

What Mariner Sands is

Mariner Sands Country Club sits on the mainland side of Stuart, south of Cove Road, at 6500 SE Mariner Sands Drive. The community dates to 1979 and brokerage pages count 771 residences across roughly 720 acres, which is a low density for a two-course club. The Gold Course is a Tom Fazio design and the Blue Course is by Frank Duane, who had been a design partner of Arnold Palmer. The entry is staffed and the club describes itself as a private gated residential country club.

The housing is mixed on purpose. There are estate homes on golf lots, patio homes and cottages on smaller footprints, the Club Villas condominiums near the clubhouse that date to the early 1980s, townhomes, and neighborhoods such as Ironwood that carry their own sub-association. Current asking prices are in the listings on this page, and the same gate serves very different budgets.

The clubhouse is new. A rebuilt clubhouse opened in 2025 on the site of the 1979 original and its 1984 dining expansion, with the pro shop, dining rooms, card and banquet rooms and terraces over the 18th green. The racquet side runs tennis, pickleball, croquet and bocce. The question for a buyer is not whether the amenities are current; it is how the cost of them is split between the club, the master association and the neighborhood you choose.

Three layers

Social at closing, golf on top, and a monthly figure that moves by street

The first layer is the one you cannot decline. Listings as published in 2026 describe the social membership as required, with a one-time capital contribution due at closing; I get the current amount from the club in writing. That buys the clubhouse, the dining rooms, the pool, fitness, tennis, pickleball and croquet. It is a condition of owning here, and it is paid before you have spent a night in the house, so I put it on the first page of your budget next to the purchase price.

The second layer is golf, and it is a choice. The club does not publish its schedule, categories or any wait list, and listing remarks on golf cost are not reliable, so I mark it ask me, and get the current terms in writing from the membership office. For a buyer who plays, the question is whether golf is open to a new owner at closing or whether there is a list, and that answer comes from the club, not from the seller.

The third layer is the monthly figure, and this is where buyers get surprised. Across current listings the monthly figure runs about $1,682 a month at the median, with most in the range of $1,499 to $2,313, and it usually covers Cable TV, Common Areas, Security, Trash, Maintenance Grounds. An Ironwood home can bundle the Mariner Sands association, the social dues and the Ironwood community association in one line, and a Club Villas condominium adds the building’s insurance and reserves to everything else. So there is no single Mariner Sands fee; there is a club line, a master line and, depending on the street, a neighborhood or building line, and I pull the exact stack for the property you like.

Two more things sit in the documents. The master association allows pets with breed, count and size restrictions, and the sub-associations can tighten that. Leasing minimums and renter access to the club are also set at more than one level. I read the club bylaws, the master declaration and the neighborhood or condominium declaration as three separate files, because a rule in any one of them binds you.

For the specific home

What I check before you buy in Mariner Sands

Everything above comes from listings and brokerage pages. These are the things I confirm at the source.

  • The capital contribution and social dues on the club’s current schedule, dated, and whether the contribution is refundable in any case.
  • Golf: the current price, categories, whether a new owner can join at closing and any wait list, in writing from the membership office.
  • The exact monthly stack for the property: master association, social dues, and the Ironwood, Club Villas or other neighborhood line, with what each one includes.
  • For the Club Villas and other condominiums, built in the early 1980s: budget, reserves, insurance and any structural inspection or reserve study requirement that applies.
  • Leasing rules and renter club privileges at each layer.
  • Estoppels from the club and from every association that bills the lot, reconciled to one closing figure.
