Overview
About Downtown Stuart
Downtown Stuart is where the city began. Settlers arrived in 1870, the community was known as Potsdam from 1893 to 1896, and it took the name Stuart when the Florida East Coast Railroad came through, according to the City of Stuart.
This page covers the residential plats around the old downtown: the Bessey and Bessey Second Additions, Frazier Addition and Frazier Crescent, Porter’s and Kitching’s Additions, Feroe, Potsdam, French and Williams, Halpatiokee Park and Hildabrad Park, plus the Sailfish Cove condominium. The county roll counts about 272 built homes and six vacant lots.
Most houses date from the 1920s to the 1950s; the oldest on the roll is from 1910, and 1925 and the late 1950s are the busiest years. They run from about 900 square feet to more than 3,600, so small older houses and much larger ones share the same blocks. Sailfish Cove added 30 condominium homes in 2023.
It is inside the City of Stuart, the Martin County seat, so city zoning, permits and services apply. Flagler Park and City Hall, both on SW Flagler Avenue, and the Lyric Theatre are close by.

What Else to Check
- No neighborhood association We found no association covering the old downtown plats; we confirm for a specific home whether one applies.
- Sailfish Cove Homes in Sailfish Cove carry a condominium association; we confirm it in the documents for a specific unit.
- Older houses Many houses here date from the 1920s to the 1950s; we pull permits, roof and wind-mitigation history and the flood zone for a specific home.
- Taxes and insurance After a sale the assessed value resets the following January. Flood zone and roof age drive insurance quotes, so we check both for the address.
- Estoppel The closing agent orders an estoppel certificate from each association, which confirms what is owed at closing.
