About St. Lucie Estates

Ages span a century: the median home dates to 1970, and the roll includes homes from 1910 to 2024. What Else to Check

  • Older homes With homes from the 1910s onward, we check permits, roof age and any historic designation for a specific home.
  • Taxes and insurance After a sale the assessed value resets the following January. Flood zone and roof age drive insurance quotes, so we check both for the address.
  • Estoppel The closing agent orders an estoppel certificate from each association, which confirms what is owed at closing.

Documents to Review Before Closing

  • Before you sign: the association disclosure summary and the parcel’s tax bill, including any non-ad valorem lines
  • Before you sign: leasing and approval rules if you may rent, and architectural rules for exterior changes
