Overview

About Mockingbird Trail

Mockingbird Trail is the county’s Mockingbird Trail Tract: two parallel streets, Mockingbird and Nightingale Trails, plus the lots where they meet North Lake Way, North Ocean Way and North Ocean Boulevard. The Preservation Foundation of Palm Beach keeps drawings of a 1939 Bermuda-style house on Nightingale Trail by architect Henry Harding.

The county roll lists 46 parcels in the tract: 41 single-family houses and 5 vacant lots. Houses run from about 2,300 to 5,900 square feet.

Building came in two waves on the roll: the 1940s and early 1950s, and then the 1990s through today, when many lots were rebuilt. The middle year is 1991 and the newest house is dated 2026.

The tract sits in what brokers call the North End, north of Wells Road; that is a brokerage term, not an official town boundary. El Encanto shares the west end of Nightingale Trail, and the Palm Beach Country Club is a short drive south.

Documents to Review Before Closing

  • Before you sign: leasing and approval rules if you may rent, and architectural rules for exterior changes
  • Before closing: estoppel certificates from every association that applies
