Overview

About Boca Greens

Boca Greens was started in 1979 as a golf community. A golf trade journal reported that spring that Development Corporation of America had begun building it around an 18-hole course, and many of the streets still carry golf names.

The county roll counts 580 houses on nine recorded plats, the first at PB 36, page 122. The oldest date to 1980 and the median to 1984, with a few added through 2014. The typical house has about 2,210 square feet of living area on a lot of about a fifth of an acre.

The street names come from golf: Back Nine Drive, Canoe Brook Circle, Cherry Hills Terrace, Harbourtown Court and Augusta Court among them. Golf course directories credit a 2007 redesign of the course by architect Kipp Schulties.

Boca Greens sits off State Road 7 north of Glades Road in the 33498 ZIP. It has a Boca Raton mailing address, but the county roll places it in unincorporated Palm Beach County, outside the city limits.

What Else to Check

  • Club membership We get the club’s current membership options, dues and any assessments in writing on request.
  • Association We confirm the association, its assessments and what they cover from the disclosure summary for a specific home.
  • County, not city The county roll places this community in unincorporated Palm Beach County, so the county, not the City of Boca Raton, sets the local taxes, permits and services.
  • Taxes and insurance After a sale the assessed value resets the following January. Flood zone and roof age drive insurance quotes, so we check both for the address.
  • Estoppel The closing agent orders an estoppel certificate from each association, which confirms what is owed at closing.

Documents to Review Before Closing

  • Before you sign: the association disclosure summary and the parcel’s tax bill, including any non-ad valorem lines
  • Before you sign: leasing and approval rules if you may rent, and architectural rules for exterior changes
  • Before closing: estoppel certificates from every association that applies
