Overview

About Broken Sound

Broken Sound is a club community built around two golf courses, the Old Course and the Club Course. The club’s address is 2401 Willow Springs Drive, and its neighborhoods spread out around the courses off Yamato Road.

It is made up of many separately platted neighborhoods, each with its own homes and association under a master maintenance association. Plat names include Cloister at Broken Sound, Willow Greens, Bridgepointe and Clubside Point, and several sections were recorded as Broken Sound of University Park.

The early plats carry Arvida’s name: Cloister at Broken Sound was recorded as an Arvida country club parcel at PB 55, page 109. The sections we could match on the county roll were built mostly from 1987 to 1995.

The club says Rees Jones redesigned The Old Course. It also runs tennis and pickleball, a spa, fitness and aquatics. Membership terms differ by neighborhood, so we confirm them for a specific home.

What Else to Check

  • Club membership Some neighborhoods may tie membership to ownership; we get the club’s current terms in writing for a specific home.
  • Master and neighborhood associations Most homes pay the master maintenance association and a neighborhood association; we confirm both from the disclosure summaries.
  • Taxes and insurance After a sale the assessed value resets the following January. Flood zone and roof age drive insurance quotes, so we check both for the address.
  • Estoppel The closing agent orders an estoppel certificate from each association, which confirms what is owed at closing.

Documents to Review Before Closing

  • Before you sign: the association disclosure summary and the parcel’s tax bill, including any non-ad valorem lines
  • Before you sign: leasing and approval rules if you may rent, and architectural rules for exterior changes
  • Before closing: estoppel certificates from every association that applies
