Overview
About Monarch Country Club
Monarch Country Club is the golf community in the eastern half of Martin Downs, the Palm City master plan laid out in the mid-1970s. Its homes sit on Monarch plats such as Monarch Cove and Monarch Parcels 55 and 56, and on the Cimarron, Brookhaven and Willowbend plats and other Martin Downs plats that touch the course.
The county roll counts about 519 houses on the plats that border the Monarch course. The oldest dates to 1986, most were built from 1988 to 1999, and the newest to 2003. A typical house has about 2,140 square feet of living area, most between about 1,630 and 3,050, on a lot of about a fifth of an acre.
The 18-hole course was laid out by Arnold Palmer, according to the club, and the club adds tennis, a pool and dining. It sells its own memberships; owning a home does not by itself make you a member, and we confirm whether any tie applies to a specific home. Most common land on the roll is held by the Monarch Country Club Homeowners Association, with some under the Martin Downs Property Owners Association.
Monarch sits in the eastern part of Martin Downs with Pine Ridge at Martin Downs, Cypress Lake and The Meadows close by, and the Palm City Bridge to Stuart a short drive east. Charter Club, which backs onto the course, is a separate neighborhood with its own plat.

- Club membership Optional, sold by the club separately from the home; we get the current initiation and dues terms in writing on request.
- Layered associations Martin Downs neighborhoods can sit under a master association as well as their own; we confirm every assessment from the disclosure summaries.
- Taxes and insurance After a sale the assessed value resets the following January. Flood zone and roof age drive insurance quotes, so we check both for the address.
- Estoppel The closing agent orders an estoppel certificate from each association, which confirms what is owed at closing.
