Condominium and marina · West Palm Beach

One Watermark Place

A 15-story Mediterranean-style condominium at 622 North Flagler Drive, completed in 2003 by WCI Communities, with 48 residences of about 4,100 to more than 9,000 square feet and a private 22-slip marina added in 2005.

What it is

Three Residences a Floor and the Boat Downstairs

One Watermark Place sits at 622 North Flagler Drive where the Flagler Memorial Bridge meets the Intracoastal, north of downtown. WCI Communities broke ground in June 2001 and completed the 15-story tower in 2003; it took the Builders Association of South Florida’s Gold Award for mid- and high-rise that year. There are 48 residences, about three to a floor, each entered through a private elevator lobby, and they are large: from about 4,100 square feet under air to more than 9,000.

Two years after the building opened, the developer added the marina: 22 slips for residents only, built for boats from 46 feet up, and listings today quote 100 feet and more. On Flagler Drive that combination of a finished building and a slip of your own is rare, which is why this page spends as much time on the marina documents as on the budget.

The numbers

One Watermark Place by the Numbers

Figures below are from brokerage profiles, current listings and the marina contractor’s project record, read in October 2026. The slip-length figures disagree and I say so.

Slip length is the figure to pin down. The contractor built for 46 to 120 feet in 2005; current listings say 46 to 100 feet and more. The dockage rules and any later modification decide it, not either brochure.

Residences and views

Large Plans, Private Lobbies, Water on Two Sides

With three residences a floor, every plan is a corner or a through-floor, and the smallest is about 4,100 square feet under air. The largest run past 9,000. The building faces east over the Intracoastal to Palm Beach and the inlet traffic, and from the upper floors the ocean shows over the island. The architecture is Mediterranean rather than glass, with deep terraces.

Resales are infrequent, which is normal for 48 residences. Current asking prices are in the listings on this page. With so few trades, I lean on the closed history over several years and on the per-square-foot figure rather than any single ask.

Amenities and services

Full Service at a Boutique Scale

Forty-eight owners fund a full-service building, which is what the fee reflects. Listed in October 2026:

  • Guarded entry, front desk and concierge; valet
  • Heated waterfront pool with sundeck, spa and loungers
  • Fitness center with saunas; movie theater
  • Clubhouse, game room, business center and library
  • Pet run and a community park on the grounds
  • Two or more underground spaces per residence; storage; bike room
  • The 22-slip marina below the building, residents only

Twenty-Two Slips and the Bridge Question

The marina was added in 2005 as a resident amenity: 22 slips on the Intracoastal in front of the building, designed for vessels of 46 to 120 feet, with current listings describing 46 to 100 feet and more. The slips are part of the condominium rather than a separate marina business, so the rules for assignment, transfer and use live in the association documents. That is a document question, and I read it before you count on a particular slip or length.

Listings tag the building “no fixed bridges,” which is true of every bridge on this stretch; they are all bascule spans that open. What matters is which of them stands between your slip and the Lake Worth Inlet. One Watermark Place sits at the Flagler Memorial Bridge, a bascule with 17 feet of closed clearance that opens at a quarter past the hour. Whether a boat leaving this basin passes under it or is already north of it is a chart question I settle with the dockmaster and the current chart, and from there the run to the inlet is open water. Palm Harbor Marina and Safe Harbor Rybovich are the leased alternatives if the building’s slip assignment does not fit your boat.

Before you sign

What I Read in This Building’s Documents

A 2003 building with its own marina has two sets of infrastructure to fund. I read them together.

  • Structural integrity reserve study. The study covers roof, structure, waterproofing, windows and the other statutory items; since January 1, 2026 those reserves cannot be waived. I compare the remaining-life schedule with the reserve balance.
  • Milestone inspection timing. Within three miles of the coast, the first inspection falls at 25 years, 2028 for this building. I ask whether the board has scheduled it and budgeted for the engineer.
  • Marina reserves and rules. Seawall, pilings, docks and dredging in the reserve schedule; the dockage rules for assignment, transfer, length, liveaboards and insurance.
  • Insurance. The master policy and its wind deductible on a waterfront tower, and whether the docks are covered under it or separately.
  • Assessments and minutes. Twelve months of minutes and the estoppel for anything approved or pending, including marina work.
  • Leasing, pets and litigation. As recorded in the declaration and disclosed on the frequently asked questions sheet.

Questions

Questions Buyers Ask Me About One Watermark Place

Does every residence at One Watermark Place come with a boat slip?

Not necessarily. There are 48 residences and 22 slips, and they are assigned under the association documents. I confirm whether a slip conveys with the residence you are considering before you rely on it.

How large a boat can I keep there?

The marina was built in 2005 for vessels from 46 to 120 feet; current listings describe 46 to 100 feet and more. The dockage rules in force decide it, and I read them for your boat’s length and beam.

Are there bridges between the marina and the inlet?

Every bridge on this stretch opens, so there is no fixed clearance. The building sits at the Flagler Memorial Bridge, a bascule with 17 feet closed that opens at a quarter past the hour; whether it stands between your slip and the inlet is a chart question I settle before you buy the boat.

What is the association fee?

Association fees run about $9,443 a month at the median of current listings, and most fall in the range of $9,115 to $12,231. I confirm the budget and any assessment, including marina items.

Are pets allowed?

Yes, with a limit on the number and a size rule in the profiles I read; one directory says large pets are permitted. I read the recorded rule rather than the summary.
