Condominium and marina · Jupiter

Jupiter Yacht Club

Five mid-rise condominium buildings on the Intracoastal Waterway in Jupiter, completed between 2001 and 2005, with about 150 residences and a private 79-slip marina a mile from the Jupiter Inlet.

What it is

A Marina With Five Buildings Around It

Jupiter Yacht Club sits on the east bank of the Intracoastal along South US Highway 1, just east of the Indiantown Road bridge and about a mile south of the Jupiter Inlet. It is five separate condominium buildings, each with its own association, built in stages from 2001 to 2005: The Pointe at 340, then The Mariner, The Admiral, The Commodore and The Anchorage at 400 through 700 South US Highway 1. Together they hold about 150 residences, 23 to 48 per building.

What makes it different from the oceanfront buildings across A1A is the water in front of it. The marina has 79 slips for boats to 65 feet, and the slips are real property that owners buy or lease separately from the residence. That one fact drives most of the questions I answer here, because a residence with a slip and a residence without one are two different purchases.

Four closed sales in twelve months is a thin sample, so read the median as a marker, not a price for any one home. We pull every closing here for any home you are considering.

Association fees run about $2,706 a month at the median of current listings, and I use that range first and then the actual budget for the building. Pets and leases are decided building by building here, not for the community.

Residences and views

Two to Four Bedrooms, Every One Facing Water

Floor plans run from two-bedroom residences near 2,100 square feet to four-bedroom plans around 4,500, with 9-foot ceilings, wraparound balconies and impact glass from the original build. Many have been renovated since; the price gap between an original kitchen and a redone one is real, and I bring recent closed sales to show it.

The four southern buildings share the marina basin and look across the Intracoastal to Jupiter Island and the inlet. The Pointe stands alone to the northwest with views that take in the US 1 bridge, the lighthouse and the Riverwalk. Current asking prices are in the listings on this page, and the live market table shows the last twelve months of sales.

Amenities and services

Shared Pool, Separate Budgets

The buildings share a resort-style center but pay for it through five budgets, which is why the fee differs from one address to the next. Listed in October 2026:

  • Gated entry with attendant; dockmaster and security daily
  • Heated saltwater pool with spa and sundeck
  • Fitness center, clubhouse and social rooms; movie theater in the 700 building
  • Summer kitchen and barbecue area; kayak and paddleboard launch
  • Front desk or concierge in some buildings; building manager
  • Private and semi-private elevators; bike storage; dog park
  • Restaurant and shops in the adjoining Jupiter Yacht Club commercial center

Water access

Seventy-Nine Slips and One Bridge to the Inlet

The marina is the reason most buyers call me about this community. Seventy-nine slips take boats to 65 feet, with a dockmaster, 30- and 50-amp power and water at the docks. The slips are owned as dockominiums or leased, and a slip can change hands with a residence or on its own. A recent listing offered a 57-foot slip alongside the residence, which tells you the slip is priced as its own asset.

Getting to the ocean means one bridge. Indiantown Road crosses the Intracoastal just north of the community as a bascule span with 35 feet of clearance when closed, opening on the hour and half hour, and the inlet is about a mile beyond it. The Jupiter Inlet itself shifts and shoals, so local knowledge and the current chart matter more than the mile does. Published depth at the docks disagrees between directories, roughly 5 feet and 6 to 10 feet at mean low water, so for a deep-draft boat I ask the dockmaster rather than the listing.

Before you sign

What I Read in This Building’s Documents

Five associations means five sets of documents, and a slip adds a sixth: the marina declaration or lease. I read them in this order.

  • Which association. The budget, reserve schedule and rules for your building only. A figure from the building next door is not your figure.
  • Structural reserve study and milestone inspection. Every building here is three stories or more and within three miles of the coast, so the first milestone inspection falls at 25 years, between 2026 and 2030. I ask whether the structural integrity reserve study has been done and how the reserves it requires are being funded, since those line items can no longer be waived by vote.
  • The marina documents. How slips are titled, the dockage rules, dredging and seawall responsibility, and whether the marina has its own budget and assessment history separate from the residences.
  • Assessments and insurance. Twelve months of minutes for any special assessment, and the wind deductible on the master policy for a waterfront building.
  • Leasing and pets, as recorded. The declaration and the latest amendments, not the listing, for minimum term, leases per year, approval and pets.
  • Litigation. The frequently asked questions sheet and the minutes for any pending case against the association or the marina.

Questions

Questions Buyers Ask Me About Jupiter Yacht Club

Do all Jupiter Yacht Club residences come with a boat slip?

No. The 79 slips are owned or leased separately from the residences. Some sellers include a slip, some sell it separately and some never owned one. I confirm the slip status in the title work before you count on it.

How large a boat can I keep at Jupiter Yacht Club?

The marina lists slips to 65 feet. Depth at the docks is published inconsistently, so for anything with real draft I get the dockmaster’s number, not the directory’s.

How far is it to the Jupiter Inlet?

About a mile, with the Indiantown Road bridge in between. It is a bascule bridge with 35 feet of closed clearance that opens on the hour and half hour; smaller boats pass without waiting.

Can I rent out a residence here?

Leasing is allowed with association approval, and the minimum term and leases per year are set by each building’s declaration. One seasonal listing in October 2026 asked a four-month minimum. I pull the recorded rule for the building you are considering.

What are the fees?

Each building has its own budget. Fees run about $2,706 a month at the median of current listings, and most fall in the range of $2,347 to $3,237. I confirm the current budget and any approved assessment.
