Jupiter Bay, Jupiter
A gated 359-unit condominium from 1984 to 1990 on more than thirty acres at 353 S US Highway 1, Jupiter 33477, built around an inland lake with a walking path into Carlin Park and the beach, run by a master association and eight sub-associations, with leasing terms that few Jupiter condominiums allow.
I read the declaration’s leasing article, the sub-association budget and the inspection and reserve reports before you count on a rental income.
What it is
What Jupiter Bay is
Jupiter Bay is fourteen buildings on more than thirty acres east of US Highway 1, with Carlin Park on its eastern edge and a lighted path to the beach. The buildings went up between 1984 and 1990: five two-story, six four-story and three five-story, arranged around a bridged lake that covers about a quarter of the site. Units run from 662 to 1,250 square feet under air in one-bedroom, two-bedroom and two-story townhouse layouts.
The complex is gated around the clock with evening patrols, and the clubhouse carries two heated pools, a spa, a sundeck, a poolside restaurant with a tiki bar, a bocce court and two hard tennis courts. The Jupiter Bay Tennis Club next door, with seven lighted Har-Tru courts, is a separate operation.
What sets it apart is governance and use. There is a master association with a five-member board and eight sub-associations under it, and the association’s own figures describe a mix of about 19 percent full-time owners, 41 percent seasonal and 40 percent investor-owned. The leasing terms follow from that mix, and they are the reason most buyers call me about this building.

Fees, leasing and the building questions
Fees first. Fees run about $958 a month at the median of current listings, and most fall in the range of $917 to $1,018. The spread comes from eight sub-associations with eight budgets, so the fee is a building question, not a complex question. I read the sub-association budget for the unit you want, not the average.
Leasing is why investors call. A brokerage page reports that Jupiter Bay is classified under Florida Statute 509 as a transient public lodging establishment and that owners may lease three or more times a year, including for less than a month. A 2026 listing describes a unit approved for short-term platforms, with a tenant application and approval for each stay and a parking fee per rental. There is also an older state arbitration order in which amendments requiring leases of not less than one month were held invalid as more restrictive than the declaration. All of that says the same thing: the declaration controls, and I read the current recorded version, not a summary.
Then the building questions. The four- and five-story buildings fall under Florida’s milestone inspection and structural reserve rules for buildings of three stories or more; the two-story buildings do not. With construction from 1984 to 1990 within three miles of the coast, the first milestone cycle has come due. I ask for the inspection report, the structural integrity reserve study and the reserve balance, and I ask whether any special assessment is proposed, before you count on a number.

What I check before you buy in Jupiter Bay
A rental-friendly condominium is only as good as its documents. This is what I open first.
- The recorded declaration’s leasing article: minimum term, frequency, approval process, fees per rental, and any amendment pending a vote.
- Which sub-association the unit belongs to, its budget, its fee and what the fee covers.
- Milestone inspection report and structural integrity reserve study for the building, and the reserve balance against it.
- Any special assessment levied, proposed or discussed in the last two years of minutes.
- Insurance in force for the building and the wind and flood deductibles that would land on owners.
- Parking, pet and renovation rules, and the estoppel reconciled to the closing figure.

Questions
Questions Buyers Ask About Jupiter Bay
Can I rent a Jupiter Bay condo short term?
A brokerage page reports a transient lodging classification and leasing three or more times a year, including stays under a month, with tenant approval for each stay. A 2026 listing describes a short-term platform approval and a parking fee per rental. I confirm it against the recorded declaration before you rely on it.
What are the monthly fees?
Current listings show a median of $958 a month, with most in the range of $917 to $1,018, depending on building and sub-association. I read the sub-association budget for the unit you want.
How old are the buildings and does the inspection law apply?
Built 1984 to 1990. The four- and five-story buildings fall under Florida’s milestone inspection and structural reserve rules; the two-story buildings do not. I request the reports and the reserve balance.
Is Jupiter Bay on the beach?
No. It sits west of A1A with Carlin Park on its eastern edge and a lighted walking path through the park to the beach.
How many units and what sizes?
359 units in 14 buildings, 662 to 1,250 square feet under air, in one-bedroom, two-bedroom and two-story townhouse layouts.
Is the tennis club part of the condominium?
The two hard courts and the bocce court are. The Jupiter Bay Tennis Club next door, with seven lighted Har-Tru courts, is a separate operation with its own terms.
