Overview

Twenty-Seven Villages Behind One Gate

Jonathan’s Landing is a gated community on the west bank of the Intracoastal, just south of Indiantown Road, built as a collection of small villages around a golf course, freshwater lagoons and salt-water channels.

ALCOA Properties bought the land in 1974 and its company, Jonathan’s Landing, Inc., recorded the first plat in 1977. The Village golf course opened in December 1978 and the first home sale closed in Baytowne in January 1979; the last village, Bridgegate South, was approved in 1992. The name comes from Jonathan Dickinson, whose ship wrecked near Jupiter in 1696, and many streets and villages are named for his party.

Each of the 27 villages has its own association, from six homes on Bay Head to more than a hundred condominiums in Waterbend and West Bay, under the master J.L. Property Owners Association, which runs the gates, private roads and parks. About 145 acres are lakes and waterways, and several villages have private docks on salt-water channels that lead to the Intracoastal.

Jonathan’s Landing Golf Club runs three courses on two campuses, the Village course inside the gates and the Match and Medal at Old Trail to the west. The property owners’ association describes club and marina membership as optional, so a home here can be bought without joining. That is why we gather the club’s terms, both associations’ documents and the transfer charges while you decide.

Before you buy

What It Costs to Own in Jonathan’s Landing

Beyond the mortgage and property taxes, a home here carries two association charges and, only if you join, club dues. The amounts are not published in one place, so we gather the current figures for any home you are serious about.

  • Master association Every home belongs to the J.L. Property Owners Association, which runs the gates, private roads and common areas. On a resale its recorded documents call for a transfer contribution equal to four quarterly assessments.
  • Village association Each village adds its own homeowners’ or condominium association with its own budget and rules. Florida law gives buyers the association disclosure summary or the condominium documents, with a window to cancel, before closing.
  • Club Membership in Jonathan’s Landing Golf Club is optional and separate from the deed. The club publishes its categories but not its prices; we get the current terms in writing.
  • Docks and the marina Private docks belong to specific villages and lots; the marina is a separate business. Dock rights are read from the documents for the home, not assumed.
  • Taxes and insurance After a sale the assessed value resets to market value the following January. Flood zone and waterfront exposure drive insurance quotes, so we check them for the address.

Documents to Review Before Closing

  • Before you sign: the association disclosure summaries for the village and the master association, and the parcel’s tax bill
  • Before you sign: leasing and approval rules if you may rent, architectural rules, and the dock rights that go with the home
  • After you sign, for condominiums: the declaration, budget and reserves, with a seven-business-day window to cancel, plus milestone inspection and reserve study status for buildings three stories or taller
  • Before closing: estoppel certificates from the village and master associations, ordered by the closing agent
