Overview

About Tequesta Towers

Tequesta Towers is a single 1973 condominium building on Beach Road, on the barrier island between the ocean and the Intracoastal north of the Jupiter Inlet. Its 44 units were all built at once, and the association was filed with the state the same year.

The units are large for a building of its age: the county roll puts most at about 2,100 square feet, with smaller plans near 1,800. With only 44 owners, decisions on maintenance and reserves are made by a small association.

The Tequesta Towers Condominium Association has run the building since 1973 and is managed by Harbor Management of South Florida. As a 1970s building near the coast, it falls under Florida’s milestone inspection and reserve study rules, which we review before you sign.

Despite the name, it is not in the Village of Tequesta proper; Tequesta is the mailing city. Coral Cove Park is along Beach Road, and the lighthouse and Harbourside Place are a short drive south.

  • Building age A 1973 building near the coast falls under Florida’s milestone inspection and reserve study rules; we request the reports, minutes and any adopted assessments.

  • Estoppel The closing agent orders an estoppel certificate from each association, which confirms what is owed at closing.

Documents to Review Before Closing

  • Before you sign: leasing, pet and approval rules if they matter to you
  • After you sign: the declaration, articles, bylaws, rules, budget and reserves, with the cancellation window Florida law sets once you receive them
  • For buildings three stories or taller: milestone inspection and structural integrity reserve study status
  • Before closing: the estoppel certificate from the condominium association
