Overview

About Botanica

Botanica is one of the larger planned neighborhoods of the 2000s in central Jupiter. The county roll counts 529 homes, 266 of them single-family houses and 263 condominium units, and dates nearly all of them to 2005 through 2013.

The neighborhood was recorded on one main plat, Botanica, in PB 98, page 28, with a later replat of lots 120 through 127. Homes run from about 1,300 square feet in the condominium buildings to more than 3,000 in the larger houses, so one neighborhood covers a wide range of sizes.

The condominium side is Sandpiper Cove at Botanica and Sandpiper Cove II, each with its own condominium association under the master association. The county roll lists the common land under Botanica Sea Plum Master Association. What each layer covers, and what a specific home pays, is something we confirm in the documents for that home.

It sits in the 33458 ZIP, a short drive from Downtown Abacoa, Harbourside Place and the beaches along A1A.

What Else to Check

  • Layered associations Condominium homes in Sandpiper Cove carry a condominium association as well as the master association; we confirm both for a specific home.
  • Taxes and insurance After a sale the assessed value resets the following January. Flood zone and roof age drive insurance quotes, so we check both for the address.
  • Estoppel The closing agent orders an estoppel certificate from each association, which confirms what is owed at closing.

Documents to Review Before Closing

  • Before you sign: the association disclosure summary and the parcel’s tax bill, including any non-ad valorem lines
  • Before you sign: leasing and approval rules if you may rent, and architectural rules for exterior changes
  • Before closing: estoppel certificates from every association that applies
