Admirals Cove

An equity club on the Intracoastal in Jupiter, built from 1986 on a MacArthur parcel, with 45 holes, a 54-slip marina, private docks on the canals, and a membership that transfers with the deed.

I request the fee sheet and the refund clause, walk the club with you, and order the estoppels once you are under contract.

What it is

What Admirals Cove is

Admirals Cove is a guard-gated club community on the west bank of the Intracoastal in Jupiter, south of the inlet. The land was a MacArthur Foundation parcel the foundation offered for sale in 1985; Ben Frankel of Philadelphia bought it with Mutual Benefit Life as his financial partner, course construction began in March 1986 and the first rounds were played in late 1987, with Robert von Hagge as architect for the planned 45 holes.

Today it is two sections behind two gates: the eastern Clubhouse side along the water and the canals, and the western Golf Village with its own manned gate and the three nines. The club is an equity club and the membership is collected at closing, so the first number I settle with a buyer here is not the list price. It is the all-in figure with the membership on top.

Membership and what it costs

The club does not publish a fee schedule. The figures below come from a 2026 listing inside the community and from brokerage pages, with the date on each. I confirm the current tier structure, the refund clause and the closing collections with the membership office.

On the ground

Golf, marina and amenities

The East Course is 18 holes, par 70, 6,827 yards, Robert von Hagge. The Golf Village is three nine-hole courses that Kipp Schulties redesigned in 2015, a project that moved 130,000 cubic yards of fill to add elevation and water. The practice side has a 4,800-square-foot performance center. Racquets are 12 Har-Tru courts, four lighted, plus pickleball. The club also runs the Bluewater Spa and Wellness Center, a boutique hotel for members and guests, and several dining rooms.

The marina is the reason many buyers call me about this community first. A 2026 listing counts 54 slips; brokerage pages describe dockage for vessels to 165 feet. Beyond the marina, homes on the Clubhouse side sit on canals with private docks. From the canals a boat runs north on the Intracoastal to the Jupiter Inlet. The one bridge on that run, Indiantown Road, is a bascule at 35 feet closed that opens on request, which is why listings here describe the access as no fixed bridge. The inlet itself calls for local knowledge; the Jupiter page carries the current dredging and bar notes.

Product and layers

The homes

Two sections, one membership. The eastern Clubhouse section holds the waterfront and canal estates, the villas and the condominium and townhouse residences near the clubhouse and marina; the western Golf Village wraps the three nines behind its own gate, and its owners hold the same membership rights as the east side. Product runs from courtyard villas and club cottages through custom estates; plan names you will see in listings include the Admiralty, Club Cottage, Courtyard Villa, Monterey, Oakmont, Pinehurst and Windward.

Build years span the late 1980s to new construction; the 2026 listing I cite above was a brand-new home. That spread means two very different files: an original 1980s villa with its renovation history, or a 2026 build with its warranty and a fresh association budget. Association fees run about $1,470 a month at the median of current listings, which sits on top of club dues. Condominium residences add a third layer, the condominium association, with its own reserves and rental rules.

Before you join

What I check before you join

A home here is two closings in one, and the second one has its own paperwork. In the order they tend to change a decision:

  • The club’s current fee sheet and the tier the home carries at transfer: which tier is the minimum, whether golf has a waitlist, and whether a downgrade is allowed on resale.
  • The by-law article on refunds: what percentage, of what base, paid when. A resale queue can mean months.
  • Club and association estoppels with every closing collection on them, including any capital contribution and a prorated year of dues.
  • Assessment history for the club and for the association, plus anything approved or pending a vote.
  • Food and beverage minimums, cart and trail fees, guest fees and the transfer fee if you lease the home and your tenant uses the club.
  • Dock rules: whether a canal dock is deeded or assigned, lift and length limits, and marina slip terms, waitlist and liveaboard policy.
  • Rental and guest rules from both the association and the club; they are written separately and they differ.

Questions

Questions Buyers Ask About Admirals Cove

Do I have to join the club to buy in Admirals Cove?

Yes. The membership transfers with the home and is collected at closing. You can hold a Social or Sports tier rather than Full Golf, but you cannot own here without a membership. I get the current initiation and annual dues from the club in writing.

How big a boat can I keep at Admirals Cove?

A 2026 listing counts 54 slips in the marina and brokerage pages describe dockage to 165 feet. Private canal docks are limited by the dock, the lift and the canal. The run to the Jupiter Inlet passes under the Indiantown Road bascule, 35 feet closed, which opens, so there is no fixed bridge on the way out.

What is the difference between the Clubhouse side and the Golf Village?

Two gates and two settings, one club. The east side holds the clubhouse, the marina and the canal homes. The Golf Village, behind its own manned gate to the west, wraps the three nines. Owners on both sides hold the same membership rights.

How much of the initiation comes back when I sell?

Admirals Cove does not publish a refund percentage or timing. Equity clubs usually return part of the payment after your name reaches the top of a resale list. I get the by-law article and put the real number next to the headline before you rely on it.

Who designed the golf at Admirals Cove?

Robert von Hagge designed the original 45 holes when construction began in 1986; he remains architect of record for the 18-hole East Course. Kipp Schulties redesigned the three Golf Village nines in 2015.
