Trump National Jupiter, Jupiter
A 285-acre gated golf community at 115 Eagle Tree Terrace, Jupiter 33477, built out from 2003 as The Ritz-Carlton Golf Club and Spa, owned by Trump since 2012, where the homes answer to the Eagle Tree Jupiter owners’ association and the club is a separate, optional contract.
I separate the Eagle Tree assessment from the club dues, read the membership agreement’s refund clause, and order the estoppel once you are under contract.
What it is
What Trump National Jupiter is
The campus opened as The Ritz-Carlton Golf Club and Spa Jupiter: a 285-acre gated enclave with a Jack Nicklaus Signature course that opened in fall 2002, the first course Nicklaus designed for Ritz-Carlton. Ritz-Carlton ran it from 2002 to 2012, Trump bought it in 2012, and the club at 115 Eagle Tree Terrace now lists the course at 7,531 yards with a spa, a fitness center and motion studio, tennis, and a pool complex with cabanas and the Oasis Bar and Grill.
The homes are not the club. The residential community is Eagle Tree Jupiter, a property owners’ association with its own board and budget, and a brokerage page is explicit that the club is the management company while the association runs independently. The county roll shows 82 homes built from 2003 to 2013, median 2005; a brokerage breaks the campus into estate homes, golf villas, courtyard homes and fractional properties, with the courtyard and villa product from about 2,000 square feet and the estates to 6,000.
What draws a buyer here is the arithmetic. Membership is optional, the association fee is published on listings, and the club sits next to The Bear’s Club on the same stretch of Jupiter. What I add is the order of operations: association first, club second, and a written answer on what a non-member may and may not use.

The cards below are drawn from a boundary around the campus, so they show Trump National listings only. Inventory here is often one or two homes at a time, and some sellers include a membership in the price; I tell you when that is the case and what it is worth.

Trump National Jupiter market, last 12 months
One closed sale in twelve months is a thin sample, so read the median as a marker, not a price for any one home. We pull every closing here for any home you are considering.

Association, club and what is published
The association comes first because you cannot opt out of it. Current listings put the Eagle Tree Jupiter fee at about $2,182 a month at the median, with most in the range of $1,915 to $2,448, covering the 24-hour guardhouse and the owners’ share of campus maintenance. A brokerage page adds that a full golf member pays combined association and club dues well above that. I treat that as the brokerage’s framing until the association budget and the club’s dues sheet are in hand.
The club is second because it is optional, but optional has an edge here: a non-member owner cannot play the course or use the facilities without at least a social membership. The brokerage describes golf as a non-refundable initiation plus annual dues, with full members receiving reciprocal privileges at Mar-a-Lago and Trump International in West Palm Beach. The club itself publishes no figures, only an invitation to inquire. Refund terms matter more at this club than most, because the deposit terms from the ownership change were litigated; I read the current membership agreement rather than assume.
Some listings fold a membership into the asking price. That is a real number and a real negotiation, and it is also a reason the price per square foot can look odd from one sale to the next. I strip it out before I compare.
For the specific home
What I check before you buy in Trump National Jupiter
Two contracts, two budgets, one closing figure. This is the order I work them.
- Eagle Tree Jupiter: current budget, reserves, the last three years of assessments and any pending vote, plus the management agreement with the club.
- What a non-member owner may use: the written answer, not the tour.
- The membership agreement if you want the club: category, initiation, dues, capital, resignation and refund clause, and whether any seller-included membership transfers at all.
- Fractional and villa product: which declaration governs the unit and whether condominium rules apply.
- Leasing rules in the association documents and the club’s tenant policy.
- Estoppel from the association, and a separate club statement, reconciled to one closing figure.
Questions
Questions Buyers Ask About Trump National Jupiter
Do I have to join the club at Trump National Jupiter?
No. Membership is optional. The catch is that a non-member owner cannot play the course or use the facilities without at least a social membership, so the choice is real and I get the access terms in writing.
What is the HOA fee?
Current listings put the Eagle Tree Jupiter owners’ association at about $2,182 a month at the median (most in the range of $1,915 to $2,448) for the guardhouse and campus maintenance. I confirm it against the association budget and estoppel.
What does golf membership cost?
The club does not publish it. A brokerage page reports a non-refundable initiation plus annual dues. Ask me and I will request the current sheet and the refund clause.
Is the association the same as the club?
No. Eagle Tree Jupiter is a separate property owners’ association with its own board and budget. The club acts as management company. Two files, two estoppels.
What was it before Trump National?
The Ritz-Carlton Golf Club and Spa Jupiter. The Nicklaus Signature course opened in fall 2002, Ritz-Carlton ran the club until 2012, and Trump bought it that year. Homes were built from 2003 to 2013.
How many homes sell in a year?
Very few. The live market table on this page shows the last twelve months. I price from every sale since 2020, not from a twelve-month average.
