Jupiter Hills Club

Founded in 1969 and 1970 by George Fazio, William Clay Ford, William Elliott and Bob Hope on dunes beside Jonathan Dickinson State Park: 366 acres, 212 homes behind a guard gate, two Fazio courses, and a membership the club extends by invitation.

I request the fee sheet and the refund clause, walk the club with you, and order the estoppels once you are under contract.

What it is

What Jupiter Hills Club is

Jupiter Hills Club sits on high sand ridges at the north end of Tequesta, between the Intracoastal and Jonathan Dickinson State Park, at 11800 SE Hill Club Terrace. The founding story is well recorded: golf architect George Fazio, William Clay Ford, William Elliott and Bob Hope conceived it in the late 1960s, assembled the land, as the USGA tells it, through a three-way exchange that gave the state park acreage in return for the scrubland the club sits on, and opened the Hills Course in 1970. Sources split between 1969 and 1970 for the founding date.

The club is a member-owned, not-for-profit club and it does not publish fees or an application; membership is by invitation. The residential side is a separate matter: 212 properties on 366 acres behind a 24-hour guard gate, where the home can be bought without a club membership. For a buyer that means two decisions in sequence, and I handle them in that order.

Membership and what it costs

Nothing here is published by the club. A golf directory prints estimates and tells readers not to rely on them, so I do not print them either. What is settled is the structure, and that is what the table shows.

Where a club publishes nothing, the only path is the membership office, and I take it before you make a decision that depends on the answer. Membership figures are separate from the association fee, property taxes and any district assessment. Where the cell says ask me, ask me and I will get the current sheet in writing.

Golf, marina and amenities

The Hills Course is George Fazio’s 1970 design on the ridges, renovated in 2006 and again in 2020, and it is the course the USGA keeps coming back to: the 1987 U.S. Amateur, the 2018 U.S. Amateur Four-Ball, and two championships scheduled for 2027 and 2032. The Village Course opened in 1978 (one directory says 1982) and credits George and Tom Fazio. Practice facilities include a range, putting and chipping greens and a caddie service. A club directory lists five Har-Tru courts, a heated year-round pool, a fitness center and a formal dining room with a casual grille; those are directory counts and I confirm them with the club.

No marina appears in any source for the club or the community. The Intracoastal is the western boundary and some lots address it, but water access is a per-lot question here rather than a club amenity. The Tequesta boating picture, including the US-1 bridge and the inlet, is on the Tequesta page and Boating.

Product and layers

The homes

Low-density by design: 212 properties on 366 acres, in four products. Custom homes on the ridges and along the courses; golf villas; courtyard townhomes; and condominiums. The townhome and villa section listings call Jupiter Hills Village dates from 1988 through 2001 by one aggregator (another gives 1988), with homes on holes of the Village Course and addresses on Birkdale Run, Village Circle and Intracoastal Terrace. A 2026 sale in the Village was a three-bedroom townhouse of about 3,230 square feet; a 2026 listing on the Village Course’s third hole was a five-bedroom estate.

Layers: the community association for the gate and roads, a sub-association for the Village townhomes with its own budget, a condominium association where the product is a condominium, and the club as an entirely separate, invited relationship. Because none of the fee figures are public, the estoppels do more work here than anywhere else on this site.

Before you join

What I check before you join

Here the club decides, so my first job is to find out whether the club is even in play for you, and then to read the home on its own terms:

  • Whether the club will consider an application from a buyer in the home you are weighing, and on what timeline; nothing in the contract should depend on an answer you do not yet have.
  • The association and sub-association estoppels, since no fee figure for Jupiter Hills Village is published.
  • Assessment history and any capital project approved or pending for the roads, gate or Village section.
  • For a condominium: the declaration, reserves and rental rules.
  • For a ridge lot: elevation, drainage and any slope or retaining-wall history, which matters more here than on flat Jupiter ground.
  • If a lot addresses the Intracoastal: dock permits, seawall and the lot’s own water rights.
  • Lease rules for the home, since the club’s tenant policy will not apply unless you are a member.

Questions

Questions Buyers Ask About Jupiter Hills Club

Can I buy in Jupiter Hills without joining the club?

Yes. Listings in Jupiter Hills Village state that golf membership is not included and not mandatory. The club is by invitation and publishes no fees, so the home and the club are two separate decisions, and I sequence them so the contract never depends on an invitation you do not yet have.

What does it cost to join Jupiter Hills Club?

The club does not publish initiation, dues or refund terms. A directory prints estimates with a warning not to rely on them, so I leave them off. I ask the membership office and put the answer in writing.

How many homes are there?

212 properties on 366 acres, in custom homes, golf villas, courtyard townhomes and condominiums. The Village townhomes date from 1988 through 2001 by listing records.

Which USGA events has Jupiter Hills hosted?

The 1987 U.S. Amateur and the 2018 U.S. Amateur Four-Ball on the Hills Course, and the USGA has scheduled two more championships here for 2027 and 2032.

Is there a marina at Jupiter Hills?

None appears in any source I found. The Intracoastal bounds the property to the west and some lots address it, so water access is a lot-by-lot question, which I check with the dock permit and the seawall rather than the club.

Let Us Take Care of the Details

Tell me the section, ridge, Village or condominium, and whether the club matters to you, and I will come back with the sub-association documents and an honest read on the membership path before we tour; the estoppels follow once you are under contract. Then I arrange the visit and coordinate every step to closing day.
