Lost Tree Club
Lost Tree Village is 450 acres between the Atlantic and the Intracoastal in North Palm Beach, developed by Llwyd Ecclestone Sr. from the start of the 1960s, with about 570 residences, a guard gate, and a club that only residents may join and only by invitation.
I request the fee sheet and the refund clause, walk the club with you, and order the estoppels once you are under contract.
What it is
What Lost Tree Club and Lost Tree Village are
Lost Tree Village runs from the ocean to the Intracoastal at the north end of North Palm Beach, bounded by the Atlantic to the east, John D. MacArthur Beach State Park to the south, Seminole Golf Club to the north, and Little Lake Worth and the Intracoastal to the west. Llwyd Ecclestone Sr. developed the 450 acres from 1959 to 1961 depending on the source, and his son joined him in 1965 to run construction and sales. A 2026 brokerage count puts it at about 570 residences built between 1963 and 2008, and the village sits behind a guard gate.
Lost Tree Club is the village’s own club: a Mark Mahannah course that opened for play in 1962 and was completely redesigned in 2002 by Kipp Schulties with Jack Nicklaus, a beach club on the ocean, and tennis. Membership is limited to residents, is by invitation with sponsors, and is optional, which puts this club in a category of its own on this site: you must live here to join, but living here does not make you a member.

Membership and what it costs
The club does not publish a fee sheet. Two brokerage pages print figures, one dated 2017 and one undated, and a property owners association entry fee is reported with a 2023 date. All of it is below with its date, and all of it goes to the club and the POA for confirmation before you rely on it.
| Item | What I have today | As of and source |
|---|---|---|
| Equity or non-equity | Not published. The 2017 figure splits a non-refundable application fee from the initiation, which suggests part of the initiation is treated differently; I confirm what, if anything, is refundable. ask me. | Brokerage page citing 2017 club fees |
| Required with the home? | No. Membership is optional and limited to Lost Tree Village residents, by invitation with five sponsors. | October 2026, two brokerage pages |
| Joining cost | Current fee sheet on request. Published figures are 2017 or undated and include a non-refundable application fee. | 2017 (one page); undated (the other) |
| Annual dues | Current fee sheet on request. | Undated brokerage page |
| Capital or assessments | Every owner belongs to the Property Owners Association; a new-member POA fee is reported as of September 2023 (current fee sheet on request). Association fees run about $667 a month at the median of current listings (most fall in the range of $552 to $2,370), with separate annual charges for condominium, cottage and ocean-house owners. | Brokerage page, as of September 2023 |
| Refund terms | Not published beyond the non-refundable application fee. ask me. | October 2026 |
Figures are secondhand and as of the dates shown, subject to change by the club and the association. Membership figures are separate from the association fee, property taxes and any district assessment. Where the cell says ask me, ask me and I will get the current sheet in writing.
On the ground
Golf, marina and amenities
The course is 18 holes on the lake side of the village, Mark Mahannah’s 1962 layout rebuilt in 2002 by Kipp Schulties working with Jack Nicklaus; directories now list it as a Nicklaus Signature course. The beach club on the ocean has the pool and spa, casual and fine dining, an outside bar and poolside service; brokerage pages count eight tennis courts and list a fitness center, a tennis shop, and a chapel that holds services from November to May. The Pelican Club overlooks the lake side.
Water comes three ways here and the boat decides which one you want. Oceanfront homes have the beach and no dock. Homes on Little Lake Worth have private docks and lifts, but the lake’s entrance passes under the A1A fixed span with a published clearance of 8 feet, through a privately marked and dredged channel from the Intracoastal at mile 1014.2 with a reported controlling depth of 7 feet; the basin itself was charted at 12 to 14 feet in a 1969 survey. That is a center-console lake, not a sportfish lake. Homes with Intracoastal frontage have docks on the waterway itself, and the run to the ocean is south on the Intracoastal to the Lake Worth Inlet; one 2026 listing advertised about 240 feet of frontage with a dock and lift. I confirm current chart data and the dock permit for the exact lot before the boat is part of the decision.
Product and layers
The homes
About 570 residences on 450 acres, built across four decades, 1963 to 2008 by brokerage record, in a wide mix: oceanfront estates and oceanfront condominiums, homes on Little Lake Worth, estates on the Intracoastal, golf-course estates and golf cottages on the lake side, interior residences, guest houses and club suites. Houses run from 1,476 to 10,600 square feet with two to nine bedrooms; condominiums from 1,310 to 2,845 square feet. A newer waterfront compound sold in 2025 was built in 2013 and 2014, so the range of vintages is real and the file changes with it.
Layers: the Property Owners Association, which every owner joins and which collects a new-member entry fee at purchase plus annual charges that differ for condominium, cottage and ocean-house owners; a condominium association on the oceanfront buildings; and the club, which is a separate, invited relationship. Which municipality’s rules apply to the village has been the subject of annexation discussion, so I confirm the current jurisdiction for any address rather than assume it.
Before you join
What I check before you join
Residents-only and invitation-only means the club cannot be assumed, so I sequence the questions:
- Whether an invitation is realistic for you and on what timeline; the contract cannot hinge on it.
- The POA entry fee and annual charges for the exact product (house, cottage, condominium, ocean house) on the estoppel, not from a listing.
- For a lake lot: the dock permit, lift capacity, the 8-foot A1A span and current channel depth against your boat.
- For an Intracoastal lot: seawall condition, dock permit and the run to the Lake Worth Inlet for your draft.
- For an oceanfront condominium: the milestone inspection report, structural reserve study, minutes and assessments.
- Club refund terms and the treatment of the application fee, in writing.
- Leasing rules in the POA documents and the club’s tenant policy, which only matters if you are a member.
Questions
Questions Buyers Ask About Lost Tree Club
Can I join Lost Tree Club if I buy in Lost Tree Village?
Only residents may join, and membership is by invitation with five sponsors, so buying a home makes you eligible, not a member. Published figures are secondhand and dated 2017 or undated, so I do not quote them. I get the club’s current fee sheet in writing.
What is the POA fee at Lost Tree Village?
Every owner belongs to the Property Owners Association. A one-time new-member fee applies and annual charges differ for condominium, cottage and ocean-house owners. Association fees run about $667 a month at the median of current listings. I confirm the figures for your product on the estoppel.
Can I keep a boat at Lost Tree Village?
It depends on which water your lot touches. Little Lake Worth homes have private docks, but the lake’s entrance passes under a fixed A1A span with a published clearance of 8 feet and a reported 7-foot controlling depth. Intracoastal-side homes have docks on the waterway, with the run south to the Lake Worth Inlet, and I check that route’s bridges against your boat. Oceanfront homes have the beach and no dock.
How old are the homes?
The village was developed from the start of the 1960s and the homes date from 1963 to 2008 by brokerage record, with newer rebuilds since. About 570 residences in all, from 1,476-square-foot houses and 1,310-square-foot condominiums to estates over 10,000 square feet.
Who designed the golf course?
Mark Mahannah, with the course opening for play in 1962. Kipp Schulties and Jack Nicklaus completely redesigned it in 2002, and it is now listed as a Nicklaus Signature course.
