Overview

About Marina Bay

Marina Bay is a 1981 condominium on U.S. 1 in the Village of North Palm Beach, set on the Intracoastal side of the highway. The county roll counts 108 units in two four-story buildings, every one dated 1981.

The units are a good size for the period: about 1,370 square feet for the common plan and about 1,630 for the larger one on the county roll. The two buildings, at 1030 and 1036 U.S. Highway 1, are carried together as Marina Bay Condominium.

The property faces the Intracoastal, so views and any dock rights depend on the building and the stack. Anchorage Park, the Village library and the North Palm Beach Country Club course are all a short drive along U.S. 1.

A building from 1981 calls for a close look at its milestone inspection, its structural reserve study and any recent or planned concrete work. We read the declaration, the budget, the reserves and the rules with you once you are under contract.

What Else to Check

  • Estoppel The closing agent orders an estoppel certificate from each association, which confirms what is owed at closing.

Documents to Review Before Closing

  • Before you sign: leasing, pet and approval rules if they matter to you
  • After you sign: the declaration, articles, bylaws, rules, budget and reserves, with the cancellation window Florida law sets once you receive them
  • For buildings three stories or taller: milestone inspection and structural integrity reserve study status
  • Before closing: the estoppel certificate from the condominium association
