Overview

About Landings

Landings is a 71-unit condominium with a North Palm Beach address. The county roll carries it under two names, Landings East and Landings South, and dates the units to 1968 and 1969.

Living areas run from about 1,130 to about 1,420 square feet, with the middle near 1,160. Because the roll lists two condominium records, each may have its own declaration and association, and we confirm which one a unit belongs to.

With no separate recorded plat, the declarations of condominium define the units and the shared areas. We have not found an official source for the management company, amenities or rules, so we leave them out. The estoppel certificate and the budget confirm what a unit carries at closing.

The county record places it in the 33408 ZIP, and we confirm the municipality for a specific unit.

What Else to Check

  • Two condominium records Landings East and Landings South are separate records on the county roll; we confirm which association a unit belongs to and what each covers.
  • Taxes and insurance After a sale the assessed value resets the following January. Flood zone and roof age drive insurance quotes, so we check both for the address.
  • Estoppel The closing agent orders an estoppel certificate from each association, which confirms what is owed at closing.

Documents to Review Before Closing

  • Before you sign: leasing, pet and approval rules if they matter to you
  • After you sign: the declaration, articles, bylaws, rules, budget and reserves, with the cancellation window Florida law sets once you receive them
  • For buildings three stories or taller: milestone inspection and structural integrity reserve study status
  • Before closing: the estoppel certificate from the condominium association
