Overview

About Marbella Villas

Marbella Villas is a small, recent neighborhood of 54 single-family villa homes. The county roll dates them to 2003 through 2006, and they were platted in two phases: Marbella Villas and Marbella Villas Phase 2.

The roll shows living areas from about 1,500 to about 1,850 square feet, and most homes sit at the top of that range, so the plan sizes are similar. The two plats line up with the two building phases visible in the construction years, with the median at 2004.

We have not found an official source for the association, its management, amenities or rules, so we leave them out. Villa neighborhoods often share maintenance of roofs or exteriors, and what that covers here is something we confirm in the documents for a specific home.

Our research record places Marbella Villas inside the Village of North Palm Beach.

What Else to Check

  • Taxes and insurance After a sale the assessed value resets the following January. Flood zone and roof age drive insurance quotes, so we check both for the address.
  • Estoppel The closing agent orders an estoppel certificate from each association, which confirms what is owed at closing.

Documents to Review Before Closing

  • Before you sign: the association disclosure summary and the parcel’s tax bill, including any non-ad valorem lines
  • Before you sign: leasing and approval rules if you may rent, and architectural rules for exterior changes
  • Before closing: estoppel certificates from every association that applies
