Overview

A Planned Town With a Main Street

Abacoa was laid out as a traditional neighborhood: homes close to the street, porches out front, garages on rear alleys and a walkable center with shops, offices and a ballpark.

The land belonged to John D. MacArthur. After his death, the MacArthur Foundation and Cypress Realty formed the Abacoa Development Company, and in 1995 a team of new urbanist planners drew a master plan for 2,055 acres between Donald Ross Road and Indian Creek Parkway. DiVosta took over the residential side and opened the first neighborhood, NewHaven.

What came out of it is unusual for Palm Beach County. The streets are public and run straight through, so there is no gate at the edge of Abacoa itself. Neighborhoods sit around greens and small parks, and a 260-acre greenway threads between them with trails. Downtown Abacoa holds the restaurants, shops and offices; Roger Dean Chevrolet Stadium sits beside it; FAU’s Jupiter campus, with the Wilkes Honors College and the Max Planck Florida Institute, is at the south end.

The housing is a mix, which is why the price range is wide: townhomes and condominiums near the center, single-family streets further out, and homes around the public Abacoa Golf Club. Each neighborhood has its own association on top of the master Abacoa Property Owners’ Assembly, so two homes a few blocks apart can carry different fees and rules. That is why we gather both before you make an offer.

Before you buy

What It Costs to Own in Abacoa

Beyond the mortgage and property taxes, a home in Abacoa can carry up to three recurring charges. The amounts differ by neighborhood and are not published in one place, so we gather the current figures for any home you are serious about.

  • Master association Every home belongs to the Abacoa Property Owners’ Assembly, which covers the community as a whole. Its declaration, articles and bylaws are public; the seller’s disclosure states the current amount, and the estoppel certificate the closing agent orders after a contract is signed confirms it.
  • Neighborhood association Most neighborhoods add their own homeowners’ or condominium association, with its own budget and rules on leasing, pets and exterior changes. Somerset and The Village at Abacoa are condominiums. Florida law gives buyers the association disclosure summary or the condominium documents, with a window to cancel, before closing.
  • Improvement district Abacoa sits in Units 9A and 9B of the Northern Palm Beach County Improvement District, an independent special district created by the Legislature (not a community development district). Its assessments are separate non-ad valorem lines on the county tax bill, so the parcel’s bill shows them, not the listing.
  • Golf Abacoa Golf Club is a public course. Its membership is optional, limited in number, with no equity and no assessments.
  • Taxes and insurance After a sale the assessed value resets to market value the following January, so a buyer’s tax bill can be higher than the seller’s. Flood zones also vary across 2,055 acres, and insurance quotes depend on them.

Documents to Review Before Closing

  • Before you sign: the seller’s association disclosure summary (home associations) and the parcel’s tax bill, including the improvement district lines
  • Before you sign: leasing and approval rules if you may rent, and architectural rules for porches, fences, roofs and paint
  • After you sign, for condominiums: the declaration, budget and reserves, with a seven-business-day window to cancel, plus milestone inspection and reserve study status for buildings three stories or taller
  • Before closing: estoppel certificates from the master and neighborhood associations, ordered by the closing agent

Questions Buyers Ask About Abacoa

Is Abacoa a gated community?

How many associations will I pay?

Usually two: the Abacoa Property Owners’ Assembly, which covers the whole community, and the association for your neighborhood. Each association sets its own amount. For a home association, the seller’s disclosure summary states the current fee before you sign; for a condominium, the documents follow the contract with a seven-business-day window to cancel. Estoppel certificates ordered for closing confirm what is owed.
