The River at the Bluffs, Jupiter

The single-family neighborhood on the west side of the Bluffs in Jupiter 33477, 363 concrete-block DiVosta houses from the mid 1980s between the Intracoastal Waterway, a nature preserve and the Ridge, most on one floor plan of about 1,889 square feet, more than thirty backing onto the Intracoastal with private docks, and a homeowners association that runs about $294 a month at the median of current listings.

I live on these streets. For the specific home, I pull the dock and seawall permits, sound the slip at low water, read the current budget and tell you which side of the road the price is really on.

What it is

What the River at the Bluffs is

The River is one of seven neighborhoods inside the Bluffs, the Burg and DiVosta community built from 1984 to 1986 on more than 300 acres between US Highway 1 and the Atlantic in south Jupiter. The Ridge, the Lakes, River North and the Marina are its neighbors; Ocean Dunes and the oceanfront condominiums sit across the road on the sand. The River is the piece on the Intracoastal side, with River Edge Road and Leeward Drive along the water, River Park Drive and Saint Charles Court inland, and a preserve to the north.

A brokerage count puts it at 363 single-family houses, another at 368, built by DiVosta from 1984 to 1986 in concrete block on one plan that repeats down every street: three bedrooms, two baths, a loft and a two-car garage in about 1,889 square feet under air. Most owners have done something with that plan since, a fourth bedroom in the loft, a pool and screened patio out back, impact glass, a new roof, and the listings in 2026 read as forty years of renovation on one footprint.

The two facts that set the price are the lot and the water. An interior house on the standard plan and a renovated house on the Intracoastal with a dock for a boat of thirty-plus feet sit on the same road, from the same builder and the same era, and they price as two different markets. The live market table and the listings on this page show where each side stands today.

Docks and water

Docks, depth and the one bridge to the inlet

More than thirty houses on River Edge Road and Leeward Drive back straight onto the Intracoastal with private docks, and the listings lead with it: deep water, a dock for thirty-plus feet, a lift, no fixed bridges. The route north runs about three miles up the Intracoastal to the Jupiter Inlet, and the one span on the way is the Indiantown Road bascule, 35 feet closed, which opens on the hour and the half hour and has gone down for days at a time when its machinery failed. Nothing fixed stands between the River and the ocean, which is why the phrase holds; a tower or a mast is still governed by that one opening, and I check the schedule and the outage history against your boat.

Depth and the wall are the lot-by-lot facts. The Intracoastal frontage here is the natural shoreline of Lake Worth Creek, not a cut canal, so the depth at your dock depends on where the channel runs past it. I get a sounding at mean low water at the slip, read the dock and seawall permits through the Town of Jupiter, confirm the lift’s rating against the boat you own, and have the wall inspected rather than photographed. A forty-year-old wall on an Intracoastal lot is a real line in the budget and it does not show in the listing.

If the house is interior, the water is still a short walk. The neighborhood park is on the Intracoastal, and the Bluffs Marina, a separate community next door, leases slips, so an interior owner can keep a boat without buying a waterfront lot. I check the marina’s waiting list and its lease terms rather than assuming a slip is there when you want one.

The association is the small line on the page, and it is the one I know from the inside. Current listings show about $294 a month at the median, and most fall in the range of $247 to $472; I read the current year’s budget for the real number. It pays for the heated pool, the children’s pool and cabana, the tennis and basketball courts, bocce, shuffleboard, the playground, the Intracoastal park, cable, lawn care and an on-site manager. The master association for the Bluffs allows pets; the River’s own documents and the lease minimum are in the recorded declaration, which I read rather than paraphrase.

For the specific home

What I check before you buy in The River at the Bluffs

On a mid-1980s Intracoastal lot the expensive surprises are under the waterline and in the roof. This is what I look at first.

  • A low-water sounding at the slip and the channel depth past the lot, for any house on River Edge or Leeward.
  • Permit history for the dock, the lift and the seawall through the Town of Jupiter, and a seawall inspection rather than a photograph.
  • The Indiantown Road bridge schedule and outage history against your boat’s air draft, if it needs an opening.
  • The River’s recorded declaration and the current budget: the real monthly figure, what it funds, the lease minimum and any pet rule stricter than the master association’s.
  • Roof age and the impact-glass status on a 1984 to 1986 concrete-block house, and the wind and flood quotes before the inspection period ends.
  • For interior buyers who keep a boat, the Bluffs Marina’s slip availability and lease terms, confirmed with the marina rather than the listing.

Daily Life Around the River at the Bluffs

How the Bluffs scores for daily life and what is within reach. Local Logic maps the Bluffs as one neighborhood, so the map shows the whole of it, with the River section along the Intracoastal side.

Neighborhood scores, places and schools come from Local Logic through IDX Broker and update on their own. Schools are shown by distance, not assignment; the zoned school for any address is set by the School District of Palm Beach County, and we confirm it for the home you are considering.

Questions

Questions Buyers Ask About The River at the Bluffs

Does the River at the Bluffs have ocean access without fixed bridges?

Yes. The run north to the Jupiter Inlet is about three miles up the Intracoastal, and the only span is the Indiantown Road bascule, 35 feet closed, opening on the hour and half hour. Nothing fixed, so a center console never waits; a tower or a mast is governed by that one opening, and I check it against your boat.

What is the HOA fee in the River at the Bluffs?

HOA fees run about $294 a month at the median of current listings, and most fall in the range of $247 to $472. It covers the pool and cabana, courts, playground, the Intracoastal park, cable, lawn care and an on-site manager. I pull the current budget so you have this year’s number, not a listing’s.

How many homes are there and when were they built?

A brokerage count says 363 single-family houses, another 368, built by DiVosta from 1984 to 1986 in concrete block. Most share one plan of about 1,889 square feet: three bedrooms, two baths, a loft and a two-car garage.

What do houses sell for?

Recent sales and current asking prices are in the live market table and the listings on this page. The water side and the inland side are two markets, and I pull the closings for the specific house.

Is the Bluffs gated?

No. The Bluffs is an ungated community of seven neighborhoods between US Highway 1 and the ocean; the River has an on-site manager through its association rather than a gate.

Can I keep a boat if my house is not on the water?

The Bluffs Marina next door is a separate community that leases slips, so an interior owner can keep a boat nearby. I confirm availability and terms with the marina before you count on it.

Do you really live there?

Yes. The River at the Bluffs is my neighborhood, which is why I can tell you which streets back to the water, what sold quietly and what is about to come on.
