South Florida Pre-Construction Update: October 2026
Every month I go back through the South Florida new development pipeline: what launched, what broke ground, what is close to delivery and what changed on price. This is the October 2026 read, with the projects I get asked about most. The full list, with starting prices and delivery years for every project from Vero Beach to Miami, lives on my South Florida new developments page.
The short version for October: West Palm Beach had three sales launches in March and two groundbreakings this year. Nautilus 220 in Lake Park is finished. The Ritz-Carlton Residences, Palm Beach Gardens and Forté Luxe in Jupiter are both aiming to finish by the end of 2026. In Boca Raton, the move-in ready inventory at ALINA is close to gone.
West Palm Beach: three launches and two groundbreakings this year
West Palm Beach had the busiest year in Palm Beach County. Nora House, Banyan Tree Residences and Edgeworth all opened sales in March, and Mandarin Oriental Residences launched in February. On the construction side, The Ritz-Carlton Residences broke ground in February and Shorecrest followed in April.
Farther along, Mr. C Residences has been under construction since August 2025, and the developer reported it more than 85% sold in July. The Berkeley started vertical construction in July. Olara on North Flagler is under construction, with completion targeted for 2028. In June the city approved a Rosewood-branded project, which is not selling yet.
Palm Beach Gardens, Lake Park and the north county
The Ritz-Carlton Residences, Palm Beach Gardens is in its final construction phase, and move-ins are now expected late in 2026. The date has moved more than once, so I check it again before anyone plans a move around it. Nautilus 220 in Lake Park held its grand opening in March. The building is finished, so what is still available there now trades as resale. In Jupiter, Forté Luxe on the Intracoastal is targeting completion by the end of 2026, per the developer’s September update.
Boca Raton and Delray Beach
Boca Raton has the deepest list of branded and boutique projects in the south county: The Residences at The Boca Raton, Mr. C Residences Boca Raton and Glass House, and the last developer residences at ALINA, where the final building was down to about ten in August. In Delray Beach, Casa Avenida and Ónix are both small, and both are worth a look early.
Treasure Coast: club communities and the barrier island
North of the county line the story is homesites and low-rise. Atlantic Fields in Hobe Sound opened its golf club in 2025. In Vero Beach, Indigo is finishing its last homes under a new development team, and Seaglass is still building and closing. On South Hutchinson Island, Causeway Cove is moving forward under the state’s Live Local Act and faces a legal challenge, and a second condo-and-hotel proposal is in early review. Neither is selling. My Treasure Coast page tracks all of it.
Fort Lauderdale and Miami, briefly
In Broward, The Ritz-Carlton Residences, Fort Lauderdale Beach launched sales in February, and Ombelle in Flagler Village closed its first round of construction financing in April. In Miami, Cipriani Residences in Brickell topped off in July, the developer reported it more than 80% sold, and delivery is expected in 2027. The Broward and Miami-Dade pages have the full lists.
What I am telling buyers this month
Launch pricing moves quickly once a project passes its early sales milestones, so the first price list is rarely the last. Ask for the deposit schedule with the price list, read the proposed association budget and reserve plan in the offering documents, and keep track of the 15 days Florida gives you to cancel in writing, which run from signing or from receiving all of the required documents, whichever comes later. I wrote more about that window in what Florida law gives a pre-construction condo buyer.
If a project here caught your eye, tell me which one. I will send the current price list and floor plans, keep you posted when something changes, and arrange the gallery visit when you are ready.

Let Me Take Care of the Details
Tell me which projects caught your eye, or just the county and how you want to live. I send the current price lists, floor plans and availability, then arrange the gallery visit, register you as my client and come with you.
