Overview

About Boca Harbour

Boca Harbour is one of the older canal neighborhoods in Boca Raton. The county roll dates its first house to 1957, and most of the original homes went up in the early 1960s along numbered streets running toward the Intracoastal.

It was recorded in eight sections plus several replats, starting with Boca Harbour 1st Section at PB 26, page 123, and later Briskel Pointe at Boca Harbour. The roll counts about 206 houses and 29 vacant lots.

Rebuilding has changed the mix. The median house dates to 1971, but one in ten has been built since 2020, so homes run from about 1,600 square feet in the originals to more than 5,200 in the new construction. The median lot is about a fifth of an acre.

It is inside the City of Boca Raton, in the 33487 ZIP, beside Boca Bay Colony, with Spanish River Park across the Intracoastal.

What Else to Check

  • Seawall and dock Seawall condition, dock permits and bridge clearance differ lot by lot; we get the seawall and dock records for a specific home.
  • City or county This community is inside the City of Boca Raton, so city taxes, permits and services apply; we confirm the jurisdiction on the Property Appraiser record for a specific home.
  • Taxes and insurance After a sale the assessed value resets the following January. Flood zone and roof age drive insurance quotes, so we check both for the address.
  • Estoppel The closing agent orders an estoppel certificate from each association, which confirms what is owed at closing.

Documents to Review Before Closing

  • Before you sign: the association disclosure summary and the parcel’s tax bill, including any non-ad valorem lines
  • Before you sign: leasing and approval rules if you may rent, and architectural rules for exterior changes
  • Before closing: estoppel certificates from every association that applies
